New Homes in Short Pump VA: Every Community Selling New Construction, What Is Coming, and What Sold Out (September 2026)

New homes in Short Pump VA come in two very different price bands, and the gap between them is the first thing to understand. Condos and townhome-style condos at Gayton Village and The Pointe at Twin Hickory start in the upper $300s. Every single-family community selling new in the Short Pump area starts above $630,000, and the two newest ones start at $734,990 and $859,990. There is almost nothing in between, because the land west of I-295 is mostly built out and what remains is either dense or expensive. This guide lists every community selling new construction in Short Pump and western Henrico as of September 22, 2026, what is coming next, and what has sold out since the listing sites last updated.

Daniel Yoon is a Certified New Home Co-Broker (NHCB) representing buyers on new construction across the Richmond metro, including Henrico’s West End. Prices are the builders’ published from-prices on the date checked. Not one of these builders publishes its HOA fee online, and school assignments below are as listed by the builder or listing site, so verify both with Henrico County before you sign. For the neighborhood itself, the schools, and the resale market, see our Short Pump neighborhood guide.

    What counts as Short Pump

Short Pump proper is the 23233 zip code around West Broad Street and Pouncey Tract Road. Most of what sells as “Short Pump new construction” sits in the 23059 and 23060 halves of Glen Allen just north of it: Twin Hickory, Sadler Road, Nuckols Road, and West Broad Village. This guide covers that whole corridor west of I-295, plus Readers Branch across the Goochland line on Route 250. It leaves out the Virginia Center Parkway communities at I-95, which listing sites also label Glen Allen but which are a twenty-minute drive east and feed Hermitage High rather than Deep Run or Glen Allen. Those have their own guide: Virginia Center Commons new homes.

Two of these are new this year. Sadler Crest is a Ryan grand opening on the Sadler Road side of Glen Allen, and at $734,990 it opens $95,000 above Sadler Square nearby; the basement homesites explain part of that gap. Eagle’s West Broad Village infill puts new single-family homes inside a walkable mixed-use village for the first time since the original build-out, at a price that reflects it.

Coming next: five projects, no prices yet

    • River Mill Townhomes, new section (HHHunt), 23059. The first section sold out. HHHunt lists the next one as opening September 2026, two- and three-story townhomes with two-car garages, upper $400s. Greenwood, Hungary Creek, Glen Allen.
    • Bacova, 74 townhome-style condos (builder not named). Henrico approved a reworked plan on August 4, 2026 for sixteen four-story buildings on Pouncey Tract Road across from Pouncey Tract Park. Twenty units are deed-restricted for buyers at 80 to 120 percent of area median income; the developer has described market-rate units at around $800,000. No builder, no pricing, no sales date. Our Bacova guide covers the original phases and the resale market.
    • Avenlea (Markel | Eagle Partners), 23059 and 23233. About 180 acres north of I-64 between Gayton Road and the Goochland line, planned for roughly 1,600 homes plus commercial. Still in development with no sales page. Eagle is listed as a builder on aggregator sites, which Eagle’s own site does not yet confirm.
    • Spy Rock at Innsbrook, 23060. Sixty-one for-sale townhomes and 270 apartments on Cox Road at Sadler Place, land closed June 2026, phase one under way. The first for-sale homes inside Innsbrook.
    • Townes at Woodman (HHHunt). Townhomes on the Woodman Road side of Glen Allen, listed as coming in 2027.

Sold out since the listing sites last looked

Bacova Village, the 55+ section by Ryan, is off Ryan’s Glen Allen list and shows as unavailable on NewHomeSource. Hawksgate at Bacova (Boone) is sold out, and Boone has no western Henrico community at all now. Shire Walk, Main Street’s townhomes in 23233, is officially sold out, which leaves Main Street with nothing active in the West End. Gateway Square (Stanley Martin) is gone from the listing sites. Mosaic at West Creek, the 55+ community that had four builders, is sold out with no new for-sale phase at West Creek. And StyleCraft, the region’s sixth-largest builder, has no community west of I-295. If a listing site shows any of these as active, the listing is stale.

What the price sheets leave out

HOA dues first. Not one of the nine active communities publishes its fee online, and in the condo communities the fee is a meaningful part of the monthly payment because it carries exterior maintenance, lawn care, and in some cases the master insurance policy. Get the current fee, the reserve study, and any pending special assessment in writing before the deposit, not after. School assignments second. The builder pages and the listing sites agree on Deep Run for most of 23059 and 23233, but Sadler Square and Sadler Crest sit near the line between Glen Allen and Deep Run attendance zones, and the listing sites are the only source naming a high school for either. Henrico’s own zoning map is the answer, and it takes two minutes.

Incentives third. Sadler Square’s summer half-off-options offer, up to $80,000 on the two largest plans, expired August 31 and is still posted on the community page. Nothing has replaced it. None of the other builders on this list publishes a current West End offer, so whatever credit exists is quoted at the sales office and depends on the standing inventory that day. Our current incentives page lists what every Richmond builder is offering this month.

How to read the two price bands

Under $450,000, the choice is between two condo products with different builders and different warranty terms: Stanley Martin at Gayton Village on West Broad, and HHHunt at The Pointe at Twin Hickory off Nuckols. HHHunt publishes an insured ten-year structural warranty with scheduled 60-day and 11-month visits; Stanley Martin’s Richmond terms are not published. Both feed Short Pump Middle and Deep Run. Above $630,000, the question is semi-custom versus production: Miller and Smith’s four exclusive plans with the refrigerator and Samsung package included, Ryan’s basement homesites at a higher entry price, or Eagle’s infill homes in West Broad Village with the village outside the front door. The warranty comparison is worth reading before choosing among the three, because the terms differ more than the floor plans do.
