Giles is a 268-acre community across Atlee Station Road from Atlee High School in Hanover County, developed by East West Communities, with about 450 homes at buildout, a $3 million amenity complex, and one rule no other production community in Richmond has: every house is James Hardie fiber-cement siding, no vinyl. Ryan Homes sold its final lots in June 2023. HHHunt Homes’ townhome section is at or near closeout. In 2026, Giles is mostly a resale market, and for a buyer who wants Atlee schools, Hardie siding, and a finished amenity package, it is a good one. What is left to buy new
As of August 2026 the Giles website still markets HHHunt townhomes, quoting “from the low $400s” on one page and “upper $300s” on another, with three plans (Hampton, Sheffield, Berkley) at 1,969 to 2,106 square feet, three bedrooms, and two-and-a-half baths. HHHunt’s own Richmond community list no longer includes Giles, and NewHomeSource has retired The Cove at Giles listing, which together suggest HHHunt is down to its last townhomes or has closed out without updating the community site. The resale angle that matters most: a 2021 to 2025 HHHunt home in The Cove carries an insured structural warranty through 2031 to 2035 that transfers to you, while a 2019 Ryan home carries a builder-administered plan that may or may not transfer. Why the Hardie siding rule is worth money
Every production community in Richmond except Giles allows vinyl siding, and most Ryan and HHHunt homes elsewhere have it. Fiber-cement costs a builder several thousand dollars more per house, lasts 30 to 50 years against vinyl’s 20 to 30, takes paint, and does not warp in heat or crack in cold. On resale, a Hardie neighborhood ages better and photographs better, and Giles homes already show it against the vinyl communities along Atlee Station Road. Schools and commute
Giles feeds Cool Spring Elementary, Chickahominy Middle, and Atlee High, and Atlee High is across the road, which is the single biggest reason families buy here. The commute is Atlee Station Road to I-295 or Route 301, about 25 minutes to downtown, which is better than most of the Chesterfield master-planned communities. Buyers who want new construction in the Atlee corridor and find Giles closed out have three nearby options: Eastwood’s McGhee’s Outlook and Rock Creek in Mechanicsville (high $600s to high $700s), D.R. Horton’s Oak Crest Townhomes (from $449,990), and RCI’s Shady Grove Park and Santee Farm (low $600s to low $900s).
