FoxCreek Buyer’s Guide: Lennar’s Last New Homes, the Resale Sections, Greenwich Walk, and the Indoor Pool (2026)

FoxCreek is a 475-acre, roughly 1,500-home community in Moseley that has been building since 2006, and in August 2026 exactly one builder is still selling new homes there: Lennar, in the Wynwood section, from $486,990. Ryan, HHHunt, StyleCraft, Eastwood, and Eagle have all finished their sections, and the 55+ Greenwich Walk neighborhood inside FoxCreek sold out in 2025. That makes FoxCreek a mostly resale community with one new-construction option and one of the better amenity packages in western Chesterfield, including an indoor lap pool. This guide covers what is left to buy new, what the resale sections are, the dues, and the Cosby High zone.

Daniel Yoon is a Certified New Home Co-Broker (NHCB) representing buyers on new construction across the Richmond metro. A note on sources: the community’s old website, foxcreekrva.com, now redirects to an unrelated foreign site and should not be trusted; the Greenwich Walk site is still live.

Lennar is the final builder in Wynwood with roughly 35 homesites left per local agent reports, selling Everything’s Included homes (quartz, stainless appliances with refrigerator, blinds, smart thermostat, no design center) in the Grange Hall Elementary, Tomahawk Creek, Cosby zone. For a buyer who wants a new home in FoxCreek, this is the list. Lennar’s quarterly sales events have included up to $50,000 in price reductions on standing inventory; see our Lennar profile for how the incentives and the 1-2-10 warranty work. Lennar’s local verified reviews average 3.5 across 18, with closing-date pressure the repeating complaint; do not close with open punch items. The resale sections, builder by builder

Section Builder Product Built What to know on resale
Estates at FoxCreek Multiple, including Eagle Construction’s 37-home estate section (half to three-quarter acre) Single-family 2,800 to 4,000-plus sq ft 2006 to about 2019 Oldest homes are 20 years in; HVAC and roof age matter. Eagle’s section has the largest lots.
Wynwood at FoxCreek Eastwood (single-family and townhomes with finished basements), HHHunt (FoxCreek Homestead), Lennar (current) Single-family and townhomes 2016 to present Eastwood homes carry the extended 1-2-10 (5-year HVAC and flooring) if within term; HHHunt homes carry the transferable PWSC-insured warranty
FoxCreek Townes Ryan Homes Two- and three-level townhomes (Wexford) Final phase sold out Ryan warranty is builder-administered; check remaining term
Greenwich Walk (55+) Ryan (elevator condos), HHHunt (detached condos), StyleCraft (villas and townhomes) Condos, villas, townhomes 2017 to 2025 Sold out; see below

Builder mix is what makes FoxCreek resale interesting. Within a half mile you can buy a 2008 Estates home on a large lot, a 2019 HHHunt Homestead with an insured warranty still running, a 2022 Eastwood with the extended HVAC coverage, or a 2026 Lennar. Our builder warranty comparison tells you what transfers with each; ask the seller for the warranty booklet and the original closing date.

Greenwich Walk: the 55+ resale market

Greenwich Walk is a roughly 350-home 55+ neighborhood inside FoxCreek with its own clubhouse, fitness center, sauna, pond, and trails, plus access to the Terrace Club’s indoor pool. Three builders sold there: Ryan (elevator condos, 1,162 to 1,559 square feet), HHHunt (detached condos), and StyleCraft (villas and townhomes with lawn care and minor exterior maintenance included). All three have closed out. Resales in 2025 and 2026 ran from about $308,000 to $585,000, with dues of $220 to $340 a month including the condo sub-association; a 2025 condo resale showed $331. For a 55+ buyer, Greenwich Walk is now the only way to get a one-level new-ish home with an indoor lap pool in western Chesterfield, and the dues history is public, which new communities cannot offer. Our 55+ builders comparison puts it against the active-adult communities still selling new.

    Dues and the Terrace Club

FoxCreek runs on a master association plus section sub-associations, which is why listed dues range from about $83 a month in Wynwood to $340 in Greenwich Walk. The master dues fund the Terrace Swim and Racquet Club, and the indoor lap pool is the reason they are higher than a typical Chesterfield HOA; year-round pool operations are expensive. Get three figures before contract: the master assessment, the sub-association assessment for your section, and the most recent reserve study, because a 20-year-old community with an indoor pool will have capital projects coming. Our HOA guide explains how to read the packet.

Schools, commute, and what is coming next door

Every FoxCreek section feeds Cosby High and Tomahawk Creek Middle; the elementary assignment splits between Grange Hall, Woolridge, and Moseley by section, and Chesterfield has redrawn it before, so confirm per address. The commute is Woolridge to Route 288 or Hull Street, 35 to 45 minutes to downtown at rush hour. The big change ahead is Goode Farm: East West Communities and Catalyst proposed 1,300 homes on 400 acres on Genito Road between Otterdale and Mount Hermon in October 2025, on land that includes the Swift Creek Berry Farm, with right-of-way reserved for a Powhite Parkway extension (BizSense). If it passes, it adds a large competing new-home supply a mile from FoxCreek and, eventually, a better road out.
