    55+ New Construction in Richmond VA: Every Active-Adult Builder and Community Compared (2026)

    Eleven builders are selling or have recently sold age-restricted new homes in the Richmond region, in at least 17 communities, at prices from $389,990 for a Ryan ranch in Chesterfield to more than $700,000 for an Eagle single-family in Glen Allen. HOA dues run from under $100 a month to $410. Two of the best-known 55+ communities, Mosaic at West Creek and Greenwich Walk, are sold out and now trade as resale.     What the table tells you

    Most 55+ dues are not published, and they vary four to one

    The communities that publish or whose listings reveal dues range from about $200 a month (Chickahominy Falls cottages, Mosaic townhomes) to $410 (Mosaic single-family). The difference is what the dues buy. At $410, Mosaic’s single-family package includes lawn, irrigation, gutter cleaning, and power washing; at Fairways Ranch, Ryan’s dues cover common area and not much else, and you mow. Two communities with the same house can differ by $3,000 a year in dues and $3,000 a year in what you pay a lawn service, and net out the same. Ask for the inclusion list, not just the number.     Three communities have two or three builders competing

    Hickory Grove in Ashland (Eastwood, StyleCraft, RCI), The Parke at Cold Creek in Moseley (Mungo, Eagle), and Lake Margaret in Chesterfield (LifeStyle, Eastwood, plus Richmond American’s non-age-restricted section) each put competing builders on the same streets. That is the best situation a buyer can be in. At The Parke, Mungo’s $554,950 and Eagle’s $584,900 are the same lots, so the $30,000 is finish level and warranty, and you can walk both models in an hour. Eagle’s is an insured ten-year; Mungo’s is a third-party insured QBW plan. Both are good. Compare the included finishes and pick.

    Two of the best-known communities are resale now

    Mosaic at West Creek (Goochland, clubhouse opened 2022, eight miles of trails, four builders) and Greenwich Walk at FoxCreek (Moseley, indoor lap pool at the Terrace Club, elevator condos) both sold out in 2025 and 2026. Both still show up in “55+ new construction Richmond” searches and builder sites. They are now resale markets, which is not bad news: a three-year-old Mosaic townhome comes with a transferable HHHunt warranty, a finished clubhouse, and an HOA whose dues history you can read.     Warranties differ more here than in the family market

    Of the eleven 55+ builders, four publish insured ten-year structural coverage (Eagle, Eastwood, Mungo through QBW, HHHunt on Mosaic resales). Ryan publishes 1-2-10 with arbitration. Main Street publishes five years. StyleCraft publishes one year plus ten structural with no systems tier. Cornerstone, RCI, Boone, LifeStyle, and Traditions of America do not publish terms. For a buyer who may be in the home for 20 years and is less likely to want to fight a claim in year eight, the published, insured plans are worth real money.     Which community, for which buyer

    • Lowest price for a new single-level home inside Chesterfield: Ryan’s Fairways Ranch at $389,990.
    • Programming, a farm, and a lifestyle director: Chickahominy Falls. Budget the $300-a-month dues.
    • Golf and a lake: Lake Margaret (Chesterfield) or Viniterra (New Kent).
    • Townhome with an insured warranty near Mechanicsville shopping: Eagle’s Brunswick.
    • Two builders on the same lots to compare: The Parke at Cold Creek (Mungo vs Eagle) or Hickory Grove (Eastwood vs StyleCraft vs RCI).
    • Locally owned builder, full maintenance package, Moseley: Boone’s Villas at Swift Creek.
    • West End address: Eagle’s Sweetspire in Glen Allen, the only active 55+ single-family in western Henrico.
    • Finished community, no construction traffic, transferable warranty: a Mosaic or Greenwich Walk resale.

    Three 55+ questions buyers forget to ask

    1. What is the age rule, exactly? Most Richmond 55+ communities use the federal 80/20 rule: at least one resident 55 or older in 80 percent of homes, with no one under 19 living permanently. Some allow younger spouses; some cap the percentage of under-55 households. Get the recorded covenant, not the brochure, because it affects resale to your heirs.
    2. What happens to dues when the builder leaves? While the builder controls the HOA it often subsidizes dues. Ask when turnover happens and whether the reserve study assumes a dues increase at that point. Chickahominy Falls and Mosaic have been through turnover; the newer communities have not.
    3. Is the plan actually single-level? “Main-level living” can mean the primary bedroom is downstairs and the guest rooms are up a flight. True single-level plans are Ryan’s Bramante, the Epcon courtyard plans at Chickahominy Falls and Lake Margaret, and most villa products. Walk the plan with the next 20 years in mind.
