    Cornerstone Homes and Chickahominy Falls: 55+ Living on a Hanover Farm, Prices, HOA, and Reviews (2026)

    Chickahominy Falls is a 55+ community in Hanover County built around a working 10-acre organic farm, and Cornerstone Homes is now the only builder selling there. By April 2024 it had sold 390 homes at an average of $528,000, and a 60-acre expansion approved that spring takes the total to 637 homes. In August 2026 Cornerstone’s cottage homes start at $509,990, its villas at $569,990, and HOA dues run roughly $200 to $355 a month depending on section.     What an Epcon franchise builder is

    Epcon Communities is an Ohio company that licenses a catalog of single-level, courtyard-centered ranch plans and a 55+ community playbook to local builders. Cornerstone built Chickahominy Falls on that model, and LifeStyle Home Builders uses the same plans at Lake Margaret in Chesterfield. What it means for you: the floor plans are proven across thousands of homes nationally, the private courtyard between the garage and living space is the signature, and the plans are single-level with wide doorways and low thresholds by design.     The dues are the number to understand. At roughly $300 a month you are paying $3,600 a year, which is high for Hanover, but it replaces lawn service, irrigation, snow removal, and gym membership, and it funds a farm and a full-time programming director. For a buyer comparing against a $200-a-month HOA in a conventional neighborhood where you still mow, the gap is smaller than it looks.     Boone and StyleCraft have finished their sections, so a new home at Chickahominy Falls now means a Cornerstone home. Resales from all three builders trade in the same HOA at prices from about $400,000 to over $1 million, and because the resale stock includes Boone’s higher-finish work, a buyer who wants more house than the Cornerstone catalog offers should look at resale first.     The warranty and the 45-day, 11-month visits

    Cornerstone’s warranty page describes scheduled inspections at 45 days and 11 months, with requests by form or email. It does not state the years of coverage, the definition of structural, or whether a third party insures the structural portion.     What Cornerstone buyers say (with links)

    • Better Business Bureau: A+, accredited since 2016, one complaint in three years. The posted review: “Once you sign the dotted line you are history.”
    • BBB complaint, December 2023: “this is a 55 and older community and the way we have been ignored is shameful.” Cornerstone’s response: it addressed 23 items during the warranty period and the customer gave high marks on the May 2020 survey. The consumer rejected the response.
    • Google reviews for Woodside Meadows via Birdeye: 4.6 out of 5 across 16, though the listing includes at least one unrelated business review, so treat the number loosely. “Beautiful community” is the common theme.
    • Houzz: 1.0 across one review. 55places for the community listing and pricing history.

    Our read: the community wins national awards and the complaints are about what happens after the warranty window. That is the same pattern as every other builder in this series, with one 55+ twist: the buyer is often older, the home is often the last one they will buy, and “we addressed 23 items in the warranty period” is a reasonable builder answer that still leaves a homeowner unhappy in year three. Use the 45-day and 11-month visits hard, submit everything in writing, and get the post-warranty structural terms before you close.

    Who Chickahominy Falls fits

    It fits the 55+ buyer who wants programming, a farm, and a lifestyle director more than square footage, and who values a north-of-Richmond location close to Virginia Center Commons and I-95. It fits the buyer who has decided on an Epcon courtyard plan.
