    Small Home Builders in Richmond VA: Seven Active Companies, the Custom Tier, and Who Is Not Here (2026)

    Beyond the ten builders that close a hundred-plus homes a year in Richmond, about two dozen smaller companies build the rest: single-community production builders, semi-custom shops that work inside other developers’ neighborhoods, one national 55+ specialist with a single site, and the custom builders who work lot by lot in Hallsley, Chesdin Landing, and Viniterra. This page profiles the seven with active multi-home communities, then lists the custom tier, so you know who is actually behind the sign at the entrance.

    The seven smaller builders with active communities

    Miller and Smith: one community, and it is a big one

    Miller and Smith is a 60-year-old Northern Virginia builder (Vienna, founded 1964, private) that entered Richmond with a single community: Sadler Square, 130 single-family homes near Short Pump in Glen Allen, from $639,990 with quick move-ins near $900,000. The plans are contemporary and tighter-lot urban in a way Richmond builders rarely attempt, homes carry a 10-year third-party HBW warranty program, and the included sheet bundles the refrigerator.     Traditions of America: the national 55+ specialist

    Traditions of America at Chesterfield is the Pennsylvania company’s only Richmond community: 234 low-maintenance single-family homes on 104 acres with an 8,000 square foot clubhouse, from $466,900. The company was named national 55+ Builder of the Year in 2024. It publishes no warranty terms and has no retrievable Richmond reviews, so vet it like any low-footprint builder: references, the warranty booklet in writing, and independent inspections.     Liberty Homes of Virginia: the entry-price outlier

    Mechanicsville-based Liberty Homes is one of the few builders bringing attached homes to market under $350,000: Taylor Estates in eastern Henrico lists townhomes and condos from $328,500, with a Hanover community and a build-on-your-lot program behind it. Homes closed after January 2023 carry a third-party Quality Builders Warranty plan, the same administrator Mungo uses, which is more than several larger builders publish. Review volume is near zero; treat it accordingly.

    Vertical Builders: city infill and acreage west

    Henrico-based Vertical Builders has three communities in early stages: The Grove on Hamilton inside Richmond City, Maple Grove in Powhatan, and Boundary Run in Goochland, all with pricing not yet released. It publishes 45-day and 10-month warranty check-ins but not term years. City-infill new construction is scarce, so The Grove is worth a VIP-list signup for a city buyer even before pricing lands.

    Homesmith Construction: the Yeatman Group’s builder

    Homesmith builds semi-custom homes inside RounTrey, NewMarket Estates, Summer Lake, Maple Grove, and River Mill, sold through The Yeatman Group rather than its own sales offices, with pricing unpublished and generally in the $700,000-plus band.     Bel Arbor Builders: Hallsley pedigree, mixed reviews

    Chesterfield’s Bel Arbor built some of Hallsley’s signature streets and now sells at Burleigh. It is the one smaller builder with a meaningful review record: 3.4 out of 5 across 20 Google reviews, split between “excellent customer service and backed up anything that we had agreed upon” and “months after closing we are still working to fix numerous construction issues.” Its BBB profile is unrated. Strong design, inconsistent follow-through is the pattern to test with references.

    Finer Homes: one community left

    Chesterfield’s Finer Homes is down to Farnham Woods, single-family in the upper $300s, one of the few detached new-home prices under $400,000 in the county. Its earlier communities (Reedy Springs, Cosby Estates, Bellshire) are sold out. Minimal public footprint; inspect and verify as with any small builder.

    The custom tier: who builds lot by lot

    These builders do not run their own communities; they buy lots in other developers’ neighborhoods or build on yours. The names that come up most, and where: Biringer Builders (Hallsley, Chesdin Landing, Founders Bridge, Summer Lake, Tarrington, Viniterra; BBB accredited since 2006 and a regular Homearama participant), Balducci Builders (Mechanicsville, since 1986), Bradford Custom Homes (Glen Allen, Carter Farm), Tuckahoe Creek Construction (since 1990), Dumont Homes (Powhatan and Hallsley), Keel Custom Homes (Summer Lake, Chesdin Landing), and the eleven-builder roster at Chesdin Landing, which includes Homeplaces, LeGault, Perkinson, South River, and Southern Traditions. Custom pricing in these neighborhoods generally starts around $800,000 and is quoted per project.

    Vetting a custom builder is a different exercise from vetting a production builder: there is no review volume, no published warranty, and often no model home. The checklist that works: three references from the last two years, a walk-through of a home at the one-year mark (not a fresh one), the warranty terms and the draw schedule in writing, license and insurance verification through DPOR, and a contract review before deposit.     Builders you will not find in Richmond

    Search results and national lists regularly suggest builders that do not operate here. As of August 2026: Pulte and Del Webb build in Northern Virginia only. Toll Brothers has nine Northern Virginia communities and none here. Beazer, Century Communities, and Dream Finders have no Richmond presence. K. Hovnanian’s one local community, Four Seasons at New Kent, appears sold out. Stateson Homes’ nearest community is in the Northern Neck. If a national site shows one of these “in Richmond,” check the map before you drive.

    How to buy well from a small builder

    1. Get the warranty terms in writing before deposit. Four of the seven builders above publish none.
    2. Hire independent inspections at pre-drywall and final. Small crews mean less internal QC redundancy, not necessarily worse work.
    3. Check the builder’s license and complaint history with DPOR, and its permit volume on BuildZoom, which substitutes for review volume.
    4. Ask the community’s HOA manager how the builder’s homes have held up. Managers see every drainage and exterior dispute.
