RounTrey is a 900-acre master-planned community on the Swift Creek Reservoir in Midlothian, planned for about 1,300 single-family homes and 440 townhomes plus a mixed-use village, developed by the Sowers family. In August 2026 new homes there come from six preferred builders, from Schell Brothers’ NewMarket section at $564,900 to LifeStyle Home Builders at $849,950 and custom work above $1 million. HOA dues are $1,200 a year for 2026, billed $300 a quarter. Two things to know about the builder list. The current preferred roster on the developer’s site is Homesmith, Schell, Santa Barbara, LifeStyle, South River, and Marfeli; Boone, Biringer, CraftMaster, and Covenant appear on older lists and in earlier sections but are not currently selling here. And Schell is the only production-scale builder at RounTrey, which is why its NewMarket section at $564,900 is the entry point; everything else is semi-custom or custom and starts $150,000 higher. Schell at NewMarket versus the custom tier
NewMarket Village is the unusual part of RounTrey: a 63-home section of smaller lots where Schell sells its Delaware-coastal plans from the mid $500s to about $705,000, with the NewMarket clubhouse and pool as the section’s own amenity. The HOA for NewMarket is quoted at $275 a quarter on Schell’s page and $83 a month on Homes.com, both of which predate the 2026 rate; confirm whether NewMarket pays the $300 quarterly master dues plus a sub-association fee for the village clubhouse. Two blocks away, Section 9 lots are selling to buyers who will spend $850,000 to $1.2 million with LifeStyle, Homesmith, or a custom builder on a larger lot with more plan freedom. The reservoir
RounTrey’s defining asset is frontage on the Swift Creek Reservoir, Chesterfield’s drinking water supply, which means no gas motors, no jet skis, and a protected shoreline. The community’s private waterfront park has a kayak and canoe launch and fishing access. Lots with water views carry premiums that run well into five figures, and the reservoir’s buffer rules limit what you can build and clear near the shoreline. Schools and commute
RounTrey feeds Midlothian High, one of Chesterfield’s most sought-after zones. The elementary and middle assignments differ by section: Schell’s RounTrey page lists Old Hundred Elementary and Tomahawk Creek Middle, its NewMarket page lists Old Hundred and Midlothian Middle, and older listings show Swift Creek Elementary. Chesterfield redraws lines as the Woolridge Road corridor grows, so confirm the current assignment for your specific lot with the county. The commute is Woolridge to Route 288 or Midlothian Turnpike, 30 to 40 minutes to downtown at rush hour, better than the Hull Street corridor communities to the south.
What is coming around RounTrey
Three projects will change the neighborhood over the next five years. RounTrey’s own Phase 5 adds 102 lots on Otterdale Road. Thacker’s View, a 260-home project on 139 acres on the reservoir, was proposed in 2024. And Swift Creek Station, Main Street Homes’ 800-home project near Brandermill, was announced in December 2024. All three add traffic to Woolridge and Otterdale and add competing new inventory in the same price band, which is a reason to negotiate on a RounTrey lot premium now.
