What a Bay Area budget buys in Richmond VA
Start with Solano County, the low end of the nine counties at $575,000 in August 2026. That is $120,000 above the Richmond metro single-family median, enough for new construction in Chesterfield or Hanover and most resale subdivisions in western Henrico.
Contra Costa’s $875,000 median is 1.9 times the Richmond median. Here it lands in the bracket we cover in our guide to Richmond VA homes above $750,000. The Bay Area median of $1,272,000, or San Francisco County’s $1,875,000, puts you at the very upper end of this market, where inventory is thin. Many Bay Area sellers choose to spend far less than they could.
Here is a worked equity example. The mortgage balance, selling cost, and original purchase price are assumptions, so swap in your own.
- Sale at the Bay Area median, $1,272,000.
- Selling costs assumed at 6%, which is 1,272,000 x 0.06 = $76,320.
- Mortgage payoff assumed at $500,000.
- Net proceeds are 1,272,000 – 76,320 – 500,000 = $695,680.
- A cash purchase at the Richmond median leaves 695,680 – 455,000 = $240,680, before buyer closing costs and moving expenses.
Taxes on the sale can change that. The IRS lets you exclude up to $250,000 of gain on a primary residence, or $500,000 on a joint return, if you owned and lived in the home for at least 2 of the last 5 years. If you paid $600,000 for that house, your gain is roughly 1,272,000 – 76,320 – 600,000 = $595,680. A married couple excludes $500,000 and has $95,680 exposed. A single filer has $345,680 exposed. The Franchise Tax Board follows the same exclusion and taxes any remaining gain as ordinary income. Improvements change your basis, so have a CPA run the real number before you list. Taxes and recurring costs
Property tax first. Henrico charges $0.83 per $100, so a $455,000 house is 4,550 x 0.83 = $3,776.50 a year. Chesterfield at $0.89 is $4,049.50. A buyer paying $1,272,000 in San Francisco today faces 1,272,000 x 0.0118268325 = $15,044.
Proposition 13 is the part long-time owners need to think through. The California Board of Equalization explains that assessed value rises no more than 2% a year and resets to market value only on a change of ownership. Sell, and that protected base is gone for good. Virginia has nothing like it. Henrico and Chesterfield both reassess every year at 100% of fair market value, so your bill follows the market up. The dollars still favor Richmond in most cases. A San Francisco house with an old assessed value of $700,000 pays 700,000 x 0.0118268325 = $8,279, more than double the Henrico bill on a median house.
Income tax. California’s 2025 schedule reaches 9.3% at $72,724 of taxable income for a single filer and $145,448 for a joint return, then climbs to 12.3%, plus 1% over $1,000,000. Virginia’s 5.75% starts at $17,000. On each $100,000 that sat in California’s 9.3% bracket, you’d pay $5,750 instead of $9,300, a difference of $3,550 a year. Remote workers keeping a California employer should ask a CPA about their residency change date and any equity compensation that vests after the move.
Now the car tax. California isn’t free here, because the California DMV charges a vehicle license fee of 0.65% of value. Virginia localities bill far more. Henrico’s rate is $3.35 per $100 of assessed vehicle value, with state relief of 42% on the first $20,000 for 2025. On a car assessed at $30,000, the gross bill is 300 x 3.35 = $1,005. Relief is 200 x 3.35 x 0.42 = $281.40. You pay $723.60, against $195 in California. Two cars, two bills, every year. Nobody likes it. What you give up
Transit goes first. There is no BART, Muni Metro, or Caltrain equivalent in Richmond, Virginia. GRTC runs buses and one bus rapid transit line, the Pulse, along Broad Street. Outside a handful of city neighborhoods, every adult in the house needs a car.
The climate trade is large. NOAA’s 1991 to 2020 normals put Richmond’s average July high at 89.5 degrees with 45.50 inches of precipitation a year, against 66.3 degrees and 22.89 inches in San Francisco. Relative humidity averages 70% across the year. Summer means air conditioning from June into September, afternoon thunderstorms, and mosquitoes. A normal winter brings about 8.8 inches of snow. Pollen is no relief either. The Asthma and Allergy Foundation of America’s 2026 report ranks Richmond 14th of 100 metros for pollen difficulty. San Francisco ranks 11th.
Tech job depth is the serious one. Per the Greater Richmond Partnership, Capital One is the region’s largest employer at about 14,000 people, and CoStar Group has about 2,400. After that come VCU Health, HCA, Bon Secours, Dominion Energy, Amazon, Truist, and Altria. That’s banking, health care, energy, and logistics. There are no major league teams. The closest thing to home is the Richmond Flying Squirrels, the Giants’ Double-A affiliate, at CarMax Park. And the range of regional Chinese, Burmese, and Mexican food is much narrower than what you’re used to.
Where Bay Area movers should look first
The Fan, for rowhouse neighborhoods
If you live in a pre-war attached or close-set house near a commercial street, in the Inner Sunset, Noe Valley, or Rockridge pattern, start in the Fan. It’s a large district of Victorian-era rowhouses with sidewalks, alleys, and corner restaurants, bordered by Broad Street and the Pulse line to the north. The city rate of $1.20 applies. The zoned high school is Thomas Jefferson, and you can check any school on the Virginia Department of Education School Quality Profiles.
Scott’s Addition, for condo and loft buyers
Owners in SoMa, Mission Bay, Dogpatch, or Jack London Square will recognize the converted warehouses and newer mid-rise buildings. Our Scott’s Addition guide puts condos and lofts at $250,000 to $425,000 and townhomes at $350,000 to $500,000 in 2026. Detached houses barely exist there. The metro condo and townhome median was $375,000 in Q2 2026.
Short Pump, for Peninsula and South Bay suburb buyers
If your reference point is a newer subdivision in San Ramon, Dublin, or Cupertino, with a two-car garage and a freeway on-ramp nearby, look at western Henrico. Short Pump sits on I-64 about 15 miles west of downtown, a 20 to 30 minute drive that stretches to 30 to 40 at rush hour. Midlothian, for lot size and new construction
Buyers coming from Brentwood, Mountain House, or the newer parts of the Tri-Valley, who want square footage and a yard, should tour Midlothian in Chesterfield County. Our guide puts the 2026 median at $420,000 to $550,000, with communities such as Hallsley at $500,000 to $750,000. Route 288 and Powhite Parkway are the commute roads. Chesterfield’s mean commute is 26.4 minutes, the longest of the three core localities.
Getting back to the Bay Area
Breeze Airways flies nonstop between Richmond International (RIC) and SFO twice a week. FlightsFrom lists Wednesday and Saturday departures, about 6 hours westbound and 5 hours 10 to 25 minutes eastbound. Breeze changes schedules often, so confirm on its route page before you plan around it. On other days you connect. RIC’s flight board shows nonstops to Denver, Dallas/Fort Worth, Chicago O’Hare, Atlanta, Charlotte, and Los Angeles. The other choice is Washington Dulles, north on I-95, where United runs several daily SFO nonstops of about 6 hours 17 minutes.
The drive is about 2,871 miles and 45 hours of wheel time. Most people ship the cars. Amtrak isn’t realistic. The California Zephyr takes 51 hours 20 minutes from Emeryville to Chicago alone, with more connections after that to reach Virginia.
How to buy in Richmond from the Bay Area
- Get pre-approved with a lender licensed in Virginia before you look. Sellers here see 1.8 months of supply and 100.9% of original list price on average, so an offer without a solid approval letter loses.
- Narrow by video. We walk houses on live video, including the crawl space, the street, and the drive to the grocery store.
- Fly in for 2 to 3 days, on the Wednesday or Saturday Breeze nonstop if it fits. We route the days so you see two or three areas back to back.

- Close remotely if you need to. Virginia closings are handled by a settlement agent or attorney, not an escrow company as in California, and most offer mail-away or remote online signing. Ask your lender early whether it allows it.
