    Moving to Richmond from Los Angeles: A $491,950 Price Gap, 5.75% vs 13.3% Income Tax, and the Car Tax (2026)

    Moving to Richmond from Los Angeles cuts the median house price by more than half. Los Angeles County’s existing single-family median was $946,950 in August 2026, against $455,000 for a single-family home in the Richmond metro in Q2 2026, a gap of $491,950. Virginia’s top state income tax rate is 5.75%, against 13.3% in California. You pay for that with humidity, pollen, an annual car tax, and a three-hour time shift.

    What a Los Angeles budget buys in Richmond

    Start with three price points. The Los Angeles metro median of $850,000 is 1.87 times the Richmond single-family median of $455,000. The Los Angeles County median of $946,950 is 2.08 times. The Orange County median of $1,452,500 is 3.19 times. In Richmond terms, all three sit in the upper tier of the market, which we cover in our guide to Richmond homes at $750,000 and up.

    At the other end, the Richmond metro condo and townhome median was $375,000 in Q2 2026, and those units averaged 40 days on market while single-family homes averaged 18. If you’ve been renting in Los Angeles because a condo there was out of reach, the Richmond condo and townhome buying guide is the place to start.

    Supply is thin. The metro had 1.8 months of inventory in Q2 2026, and single-family sellers received 101.5% of original list price on average. A large down payment helps. It does not mean you get to take your time.

    A worked equity example

    Say you sell a Los Angeles County house at the August 2026 median and you still owe $400,000. We’ll assume 6% in total selling costs, which is a placeholder for you to replace with your own listing agreement and escrow estimate.

    • Selling costs at an assumed 6%: $946,950 x 0.06 = $56,817
    • Net before loan payoff: $946,950 minus $56,817 = $890,133
    • Loan payoff, assumed: $400,000
    • Cash out: $890,133 minus $400,000 = $490,133
    • Richmond single-family median purchase: $455,000
    • Left over after paying cash: $490,133 minus $455,000 = $35,133, before Virginia closing costs and the move itself

    That is a median Richmond house with no mortgage. Federal tax can take a bite first. The IRS Section 121 exclusion shelters up to $250,000 of gain on a primary residence, or $500,000 on a joint return, if you owned and lived in the home for at least 2 of the last 5 years. If you paid $500,000 for that house, your gain here is roughly $390,133 before improvements, which fits under the joint limit and runs $140,133 over the single one. Long-time California owners with large gains are the ones who cross the limit. Get a CPA to run it before you list.

    Taxes and recurring costs

    Property tax is where Californians get surprised, and the surprise can go either way. Under Proposition 13, the California Board of Equalization explains, the rate is limited to 1% plus voter-approved debt, and assessed value can rise no more than 2% a year until the property changes ownership. Then it resets to market value. Your low basis does not come with you.

    Virginia works the other way. Henrico County reassesses every parcel annually at market value, and Chesterfield County does the same, mailing notices by February 1. The bill follows the market, up or down, every year.

    The math on a $455,000 house: 4,550 x $0.83 = $3,776.50 a year in Henrico, 4,550 x $0.89 = $4,049.50 in Chesterfield, 4,550 x $0.81 = $3,685.50 in Hanover, and 4,550 x $1.20 = $5,460 in Richmond City. A new buyer at the Los Angeles County median pays $9,469.50 for the 1% general levy alone. But if you bought your Los Angeles house years ago and it is assessed at $400,000, your base levy is about $4,000, so your Richmond bill could land close to what you pay now, on a house worth half as much.     Income tax is simpler. California’s 9.3% bracket starts at $72,724 of taxable income for single filers and $145,448 for joint filers on the 2025 schedule, climbing to 12.3%, plus a 1% surcharge over $1,000,000. Virginia tops out at 5.75% on everything over $17,000. For a couple in the 9.3% bracket, each additional dollar is taxed 3.55 points lower in Virginia.

    Then the car tax. California folds a vehicle license fee of 0.65% of value into registration, per the California DMV. On a $30,000 car that’s $195. Henrico bills personal property tax at $3.35 per $100 of assessed value, so the same car is 300 x $3.35 = $1,005 before any relief the county applies. It arrives as a separate bill, every year, per vehicle. Two-car households from Los Angeles find it annoying, and they’re right.

    Insurance may offset some of that. The California FAIR Plan, the state’s insurer of last resort, reported 696,562 policies in force as of June 2026, up 157% since September 2022. Central Virginia does not share Southern California’s wildfire exposure. Get Virginia homeowners quotes during your inspection period rather than assuming a number.

    What you give up

    The weather. Richmond has four real seasons, and summer is the hard one for people from coastal Southern California, because the air is wet from June into September and the evenings do not cool off the way they do in Santa Monica or Long Beach. You will run air conditioning for months. Winter brings freezing mornings and the occasional snow day that shuts schools.

    Pollen is worse than you expect. The Asthma and Allergy Foundation of America ranked Richmond 14th of 100 metro areas in its 2026 Allergy Capitals report. Every April, cars turn yellow.

    Air service shrinks. RIC is a mid-size airport whose nonstop list is almost entirely domestic, and the one Los Angeles nonstop runs three days a week. International trips start with a connection, often through Dulles, Atlanta, or Charlotte.

    Career depth in entertainment, media production, aerospace, and port logistics does not exist here at Los Angeles scale. Richmond’s large employers are in finance, energy, healthcare, law, and state government: Capital One, Dominion Energy, VCU Health, CarMax, Altria. If your industry lives in Burbank or El Segundo, you are moving as a remote worker, and Pacific hours mean a workday that runs noon to 8 p.m. Eastern.

    There are no major league teams. None. You get Double-A baseball, USL soccer, and college sports.

    Rail transit is absent. GRTC runs buses and the Pulse bus rapid transit line along Broad Street, and that’s it. The dining scene is good for a metro this size, but the breadth of regional Korean, Mexican, Thai, and Armenian food you can reach from a Los Angeles address is not here, and no amount of enthusiasm from us changes that.

    Where Los Angeles movers should look first

    The Fan and Museum District

    If you live in a prewar walkable pocket such as Los Feliz, Larchmont, or Belmont Heights in Long Beach, The Fan is the closest match by housing stock: early 1900s brick rowhouses on a street grid, small lots, alley or street parking, restaurants and VCU within walking distance. Expect prices above the $455,000 metro single-family median for a renovated rowhouse. City of Richmond tax applies at $1.20 per $100.

    Short Pump and Glen Allen

    Buyers coming from Irvine, Valencia, or Rancho Santa Margarita will recognize far western Henrico: planned subdivisions from the 1990s onward, HOA amenities, newer townhome sections, and retail clustered along West Broad Street near I-64 and Route 288. Much of the area is zoned to Deep Run and Godwin high schools, which you can look up on the Virginia Department of Education School Quality Profiles.     Midlothian and western Chesterfield

    This is the match for Thousand Oaks, Santa Clarita, or Yorba Linda households who want a larger lot and a newer house and will accept a longer drive. Chesterfield’s mean commute is 26.4 minutes, the highest of the three core localities we checked and still 4 minutes under Los Angeles County’s.     Scott’s Addition and Manchester

    For people leaving a loft or condo in the Arts District, Downtown Long Beach, or Playa Vista, these two former industrial districts hold most of Richmond’s newer condos, converted warehouses, and apartment-style buildings, with breweries and restaurants on foot. The metro condo and townhome median of $375,000 is your anchor.     Getting back to Los Angeles

    Fly. Breeze Airways operates the only nonstop between RIC and LAX, on Tuesdays, Thursdays, and Sundays, with a scheduled time of about 5 hours 45 minutes to 6 hours 5 minutes westbound and about 5 hours 14 minutes eastbound, according to FlightsFrom. Breeze’s own Richmond page was selling the route into October 2026 when we checked. On other days you connect. Richmond Region Tourism’s nonstop list shows American flying RIC to Charlotte and Dallas/Fort Worth, Delta to Atlanta, and United and Southwest to Denver, and most one-stop itineraries to LAX, Burbank, or John Wayne run through one of those.

    The drive is about 2,617 miles and roughly 40 hours of wheel time, which is five or six days at a sane pace. Most people ship the cars and fly. Amtrak is not practical: the Southwest Chief leaves Los Angeles Union Station daily and takes 40-plus hours to reach Chicago, and you would still need more trains east and south to reach Richmond Staples Mill Road.

    For the household move, get binding written estimates from at least three interstate carriers, confirm each carrier’s USDOT number, and ask for the delivery window in writing. Cross-country loads often share a truck. Your furniture can arrive well after you do.

    How to buy in Richmond from Los Angeles

    1. Get pre-approved with a lender licensed in Virginia before you book flights. Sellers here compare financing strength closely, and with 1.8 months of supply you will not have time to start a loan file after you find a house.
    2. Tour by live video first. We walk the house, the street, and the drive to the nearest grocery and highway ramp on camera, and we schedule it for the evening Eastern so it lands mid-afternoon Pacific.
    3. Plan one house-hunting trip of 2 to 3 days. The Sunday and Thursday Breeze nonstops make a long weekend workable. We group showings by area so you compare Henrico, Chesterfield, and the city on separate days. Our out-of-state relocation guide covers how to prepare.
    4. Write the offer with an inspection contingency unless you have a specific reason not to. It is a normal part of Virginia contracts, though in multiple-offer situations some buyers shorten the window or inspect for information only. Decide your limit before you are in one.
    5. Choose your settlement agent. California closes through escrow companies. Virginia closes through a settlement agent, who may be an attorney or a licensed title agent, and Virginia Code Title 55.1, Chapter 10 gives the buyer the right to pick.     6. If your timeline is fixed by a lease end or a school year, look at new construction, where the builder gives you a delivery date.     7. After you arrive, the Virginia DMV gives you 30 days to title and register your vehicles and 60 days to get a Virginia driver’s license. Your car also needs a Virginia safety inspection sticker. Registration is what starts the car tax clock.
