Moving to Richmond from Charlotte is close to a wash on price. The Richmond metro median was $434,050 in Q2 2026, which is $34,450 below Mecklenburg County’s $468,500 July 2026 median and $24,050 above the $410,000 median for the 16-county Charlotte region. Virginia’s income tax reaches 5.75% against North Carolina’s flat 3.99%. If Richmond makes sense for you, the reason will be a job, family, or the Northeast Corridor, because the math alone won’t do it.

The periods differ by a month, so read the gap as approximate. Tax rates come from Mecklenburg County, the City of Charlotte, Henrico County, and our Richmond property tax rates by county breakdown. What a Charlotte budget buys in Richmond
Start with where you’re selling. Canopy MLS put the July 2026 median at $369,000 in Cabarrus County, $425,000 in York County, South Carolina, $468,500 in Mecklenburg, and $522,500 in Union County. Those four numbers land in four different places in Richmond.
A $369,000 Concord or Kannapolis budget sits $6,000 under the Richmond condo and townhome median of $375,000 and $86,000 under the single-family median of $455,000. A $468,500 Mecklenburg budget is $13,500 over the Richmond single-family median. That is a middle-of-the-market detached house in Henrico or Chesterfield. It is the same tier you left.
A $522,500 Union County budget, the Waxhaw, Weddington, and Indian Trail price band, runs $67,500 above the Richmond single-family median, and that is where newer construction in Midlothian, Glen Allen, and Hanover comes into range. Here is a worked equity example. The mortgage balance and cost percentages are assumptions, so swap in your own. Sell a Mecklenburg house at the $468,500 median. Selling costs at an assumed 7% are 468,500 x 0.07 = $32,795. With an assumed $250,000 loan payoff, net proceeds are 468,500 – 32,795 – 250,000 = $185,705. Buy at the Richmond single-family median of $455,000 with 20% down: 455,000 x 0.20 = $91,000. Add assumed buyer closing costs of 3%, or $13,650. Cash left over is 185,705 – 91,000 – 13,650 = $81,055. Nothing about that result comes from Richmond being cheaper. It comes from the equity you already had.
The bigger difference is pace. Charlotte region sellers waited 55 days and took 96% of list price in July. Richmond metro sellers waited 23 days and got 100.9% in Q2. Taxes and recurring costs
Property tax first. Mecklenburg County’s FY2027 rate is 49.27 cents per $100. The City of Charlotte raised its rate 1.89 cents for FY2027, from 27.41 to 29.30 cents. Combined, that is 78.57 cents. On a $450,000 assessment: 4,500 x 0.7857 = $3,535.65. Henrico at $0.83 is 4,500 x 0.83 = $3,735, which is $199 more. Hanover at $0.81 is $3,645. Chesterfield at $0.89 is $4,005, or $469 more. Richmond City at $1.20 is $5,400, or $1,864 more than Charlotte. Assessed value and sale price are not the same number in either state, so treat these as comparisons of rates.
Income tax is where Virginia costs more. We won’t soften that. North Carolina’s flat rate for 2026 is 3.99%, and the NC Department of Revenue notes further cuts are possible from 2027 if revenue triggers are met. Virginia charges $720 plus 5.75% of taxable income over $17,000. The Tax Foundation’s 2026 table lists married standard deductions of $25,500 in North Carolina and $17,500 in Virginia.
Take a married couple with $150,000 of income and only the standard deduction. North Carolina: (150,000 – 25,500) x 0.0399 = $4,967.55. Virginia: taxable income of 132,500, so 720 + 0.0575 x (132,500 – 17,000) = 720 + 6,641.25 = $7,361.25. The difference is $2,393.70 a year, about $199 a month, before exemptions and credits that your CPA should run. York County sellers are on South Carolina’s schedule, which we did not compare here.
Then the car tax. North Carolina already bills vehicle property tax with your registration through Tag and Tax Together, so the idea won’t be new. The rate will be. Henrico charges $3.35 per $100 of assessed vehicle value, so a car assessed at $30,000 is 300 x 3.35 = $1,005 a year before any relief the county applies. It arrives as its own bill. It is annoying. What you give up
You give up a hub airport. Charlotte Douglas is an American Airlines hub. Richmond International says about 150 daily flights provide nonstop service to more than 40 destinations, and many trips that were nonstop from CLT will connect, often through CLT.
You give up depth in banking. The Charlotte Regional Business Alliance counts 104,000 people in financial services, more than 50,000 of them in banking, with the second and seventh largest U.S. banks in town. Richmond has real finance employers: Capital One, Truist, Bank of America, and Wells Fargo all appear on the Greater Richmond Partnership’s list, Atlantic Union Bankshares is headquartered here with $37.6 billion in assets as of December 31, 2025, and the Federal Reserve’s Fifth District bank is downtown. It is still a smaller pond. If your career runs through bank headquarters functions, there are fewer doors to knock on here.
You give up major league sports. No Panthers, no Hornets, no Charlotte FC. Richmond has Double-A baseball and lower-division soccer.
You give up rail transit. Charlotte has the LYNX Blue Line. Richmond has the GRTC Pulse, a bus rapid transit line on Broad Street, and no light rail.

Where Charlotte movers should look first
Short Pump and Glen Allen
If you live in Ballantyne or Huntersville, this is the closest match in housing stock: subdivisions built from the 1990s forward, attached garages, community pools, and a large retail corridor along West Broad Street. I-64 and I-295 handle the commute, and Capital One’s West Creek campus sits just over the Goochland County line. Henrico’s rate is $0.83, so $3,735 a year on $450,000, and the county’s mean commute is 22.6 minutes. Budget at or above the $455,000 metro single-family median. Midlothian and western Chesterfield
Waxhaw, Indian Trail, and Fort Mill buyers who want a newer house in a planned community with trails and amenities should start here. Route 288 and the Powhite Parkway are the commute roads. Chesterfield’s mean commute of 26.4 minutes is shorter than Union County’s 29.8. The tax rate is $0.89, or $4,005 on $450,000. A Union County median budget of $522,500 fits this area. The Fan and Scott’s Addition
Dilworth and Plaza Midwood owners will recognize The Fan: early 1900s rowhouses and detached homes on small lots, alley parking, and restaurants within a walk. Scott’s Addition is closer to South End, with converted warehouses, breweries, condos, and apartments, minus the light rail. The Pulse runs along Broad Street next to both. Richmond City’s $1.20 rate means $5,400 a year on $450,000, which is $1,864 more than the same assessment in Charlotte. The $375,000 condo and townhome median is the entry anchor. Hanover County
Mint Hill, Harrisburg, and Concord buyers who want a larger lot and a lower tax bill should look at Mechanicsville and Ashland. Hanover’s $0.81 rate is the lowest of the four core localities at $3,645 on $450,000, only $109 above Charlotte. I-95 and I-295 carry the commute. Getting back to Charlotte
The drive is 293 miles. MapQuest puts it at about 4 hours 13 minutes: I-95 south to Petersburg, then I-85 through Durham and Greensboro. Plan on 4.5 hours with a stop. It is a realistic weekend trip.
American Airlines is the only carrier flying RIC to CLT nonstop, per Richmond Region Tourism’s route list and FlightsFrom, with a scheduled time of about 1 hour 32 minutes over 257 air miles. One carrier means fares are what they are.
Amtrak’s Carolinian runs once a day each way. On NC By Train’s posted schedule, train 80 leaves Charlotte at 6:45 a.m. and reaches Richmond Staples Mill Road at 2:04 p.m., and train 79 leaves Staples Mill at 3:24 p.m. and reaches Charlotte at 10:45 p.m. That is about 7 hours 20 minutes. NC By Train also posted temporary track work changes from August 31 to October 8, 2026, and Amtrak’s current timetable shows arrivals 15 to 30 minutes later during that window. The train does not stop at Main Street Station. Driving is faster.
How to buy in Richmond from Charlotte
- Get pre-approved with a lender licensed in Virginia before you book a trip. Your North Carolina loan officer may not be licensed here, and with 1.8 months of supply, sellers expect a local-quality approval letter attached to the offer.
- Narrow by video. We walk homes on live video, including the street, the lot, the crawl space access, and the drive to the nearest highway ramp, so your trip is spent on finalists.
- Plan a 2 to 3 day house-hunting trip. Drive up on a Thursday, tour Friday and Saturday, and write an offer before you leave if something fits. Homes here averaged 23 days on market in Q2 2026, single-family 18.
- Keep the home inspection contingency. It is standard in Richmond contracts, though windows are short in multiple-offer situations. - Close remotely if you need to. Virginia closings are handled by a settlement agent or attorney, and most offer mail-away or remote signing so you don’t have to drive up again. Our Virginia closing costs guide lists who pays what.
