    LifeStyle Home Builders in Richmond VA: Twelve Communities, Two Builder of the Year Awards, and an Unpublished Warranty (2026)

    LifeStyle Home Builders has won HBAR’s Builder of the Year twice in three years (2022 and 2024), became 100 percent employee-owned in January 2024, and sells new homes in twelve Richmond-area communities from $439,950 in North Chesterfield to $1,149,950 at Viniterra. It is also one of the least-reviewed builders of its size in the region, and its website does not publish warranty terms. If you are comparing LifeStyle against Main Street or Schell in a community like RounTrey or Brickshire, this guide gives you the facts the brochure leaves out.

    LifeStyle’s spread is unusual: the same builder sells a $440,000 starter in North Chesterfield and a $1.15 million golf-course home in New Kent. That is because it builds in other developers’ communities rather than its own, so it takes whatever price tier the lot dictates. The practical effect is that “a LifeStyle home” tells you about the plan catalog and the process, not the price.     What you get in a LifeStyle home

    LifeStyle is semi-custom in the same sense as Main Street: a plan catalog with structural options, a design studio, and modifications on the larger lots. The company’s two Builder of the Year awards came for sales and design execution in the 150-and-under home class, and its Parade of Homes entries are consistently among the most-visited. The 55+ product at Lake Margaret is built on Epcon’s licensed ranch plans (courtyard-focused, single-level, private outdoor space), the same plans Cornerstone uses at Chickahominy Falls; our 55+ builders comparison puts the two side by side.

    The warranty LifeStyle does not publish

    LifeStyle’s homeowner care page links to two warranty portals, one for homes closed before 2025 and one for homes closed in 2025 or later, which suggests the administrator or the terms changed at the start of 2025. Neither the years of coverage nor the administrator is stated publicly. Ask the sales office which plan applies to your closing date, who administers it, and whether the structural coverage is insured.     Lenders and incentives

    LifeStyle lists three preferred lenders on its lenders page (Wells Fargo, Southern Trust, George Mason Mortgage) and says using one unlocks “several cost savings” without stating amounts. In August 2026 it is advertising a limited-time rate buydown at Ashton Dell, Viniterra, Brickshire, RounTrey, and Lake Margaret, and $5,000 in closing costs with a 30-day close at Bluestone Forest. Three competing lenders is a better structure than one captive lender.     What LifeStyle buyers say (with links), and the review gap

    • Houzz: 5.0 out of 5 across 5 reviews. The only independent score we could find.
    • Better Business Bureau: A+, not accredited, founded 1988, no customer reviews posted. An empty BBB file for a 38-year-old builder is itself a data point.
    • Zillow builder profile and NewHomeSource: no ratings displayed.
    • Google reviews: no aggregator mirror exists. Search the business directly and read the Midlothian office listing.

    Our read: two Builder of the Year awards, an A+ BBB with zero complaints, and a 5.0 on Houzz are all positive, and all thin. As with Boone, do the homework a different way. Ask for three references from closings in the last 18 months in the community you are considering. Walk the Parade of Homes entry. And because LifeStyle builds in other developers’ neighborhoods, ask the HOA manager at RounTrey or Brickshire how LifeStyle’s homes have held up against the other builders there; HOA managers see every warranty dispute that turns into a drainage or exterior complaint.

    Who LifeStyle fits

    LifeStyle fits the buyer who has chosen RounTrey, Brickshire, Viniterra, or Lake Margaret and wants a locally owned, employee-owned semi-custom builder at the mid-to-upper price tier there. It fits the 55+ buyer who wants an Epcon plan at Lake Margaret without the Chickahominy Falls HOA. And it fits the South Chesterfield buyer who wants a new single-family under $450,000, which few builders offer anymore.
