    Eastwood Homes in Richmond VA: Communities, Prices, Warranty, and Buyer Reviews (2026)

    Eastwood Homes was named Richmond Builder of the Year by the Home Building Association of Richmond in March 2026 and Virginia Builder of the Year by the state association in July 2026. It also has 40 complaints on file with the Richmond BBB over the last three years. Both facts are true, and together they describe a builder that does a lot of things well across 28 communities and still has a post-closing problem it has not fully solved.

    This guide covers every active Eastwood community in the region (it has more than any builder except Ryan), the 1-2-10 warranty with extras no other production builder offers, the Sabal Mortgage incentive, and what buyers say on independent review sites.     Eastwood is the most geographically spread builder in the region. It is the only top-five builder with active communities in all of Chesterfield, Henrico, Hanover, Goochland, and New Kent at the same time. Prices are builder from-prices in August 2026.

    Two things to notice. Eastwood shares Watermark with Lennar and D.R. Horton, so that is the one place you can compare it against competitors on the same street. And the Hanover lineup (McGhee’s Outlook, Rock Creek, Hickory Grove) makes Eastwood the deepest production option in Mechanicsville and Ashland, a county where Ryan, Stanley Martin, and HHHunt have nothing active.

    What you get in an Eastwood home

    Eastwood’s plans sit between Ryan and Main Street on size and finish. Elevations use more board-and-batten and shake accents than Ryan’s, and most single-family plans carry a covered rear porch as standard or a low-cost option. Three Richmond townhome communities currently include the refrigerator, washer, and dryer, which is roughly $3,000 of appliances a Ryan buyer would pay for in the design center.

    On flexibility, Eastwood is a production builder. Structural options exist per plan; wall moves do not. Buyers who want a modified plan at a similar price should look at Main Street Homes, and buyers who want a lower entry price in the same counties should look at Ryan.     The Eastwood warranty goes past 1-2-10

    Eastwood publishes its terms on its FAQ page. The base is the standard one year workmanship, two years mechanical, ten years structural, administered by Centricity Warranty Group. On top of that, Eastwood adds five years of HVAC parts coverage, five years on siding, tubs, and flooring, and a 50-year window seal warranty for the original owner.

    The five-year HVAC and flooring extras are the ones with real value. A compressor or a failed LVP seam in year four is a $1,500 to $6,000 repair that every other production builder in Richmond leaves to you. Window seal failure (fogging between panes) typically shows up in years 8 to 15, so a 50-year seal warranty is worth having even though most buyers will have moved before it pays.     Sabal Mortgage and the closing-cost credit

    Eastwood’s special offers page lists up to $15,000 in closing costs at 18 Virginia communities and up to $20,000 at seven, on select quick move-in homes, when you finance with its preferred lender, Sabal Mortgage. The credit applies to quick move-ins, not to-be-builts, which tells you where Eastwood wants to move inventory.     What Eastwood buyers say (with links)

    • Reviews.io: 4.3 out of 5 across 361 company-wide reviews, 84 percent would recommend. Praise is mostly about communication from the sales and construction team: “always quick to respond and had an answer to my question.” Complaints: thin walls and insulation (“Walls are so thin I can hear my neighbor brushing their teeth”), slow warranty repairs (“made to wait a ridiculously long time for acknowledged repairs”), and nail pops. One positive review is from a Patriots Landing buyer in Quinton.
    • Better Business Bureau, Richmond LLC: A+ and accredited since 2015. Customer reviews average 4.71 out of 5 across 24. But 40 complaints in three years, 19 closed in the last twelve months. That complaint count is higher than Main Street (7), StyleCraft (2), or Eagle (2) over the same window, and is the number to ask the sales office about.

    • Eastwood’s own review page: 4.57 across 310, curated by the builder. Useful for Richmond-specific names (“Our builder Todd took our concerns seriously”) but not independent.

    Our read: Eastwood’s sales and build process earns the awards. The 40 BBB complaints are the warranty tail of a builder closing 230 to 250 homes a year across 28 communities. The fix is the same as with every production builder, with one Eastwood-specific addition: because the extended HVAC and flooring coverage is unusual, get those terms in writing at contract, not from the FAQ page, because the FAQ can change and your contract cannot.

    Who Eastwood fits in Richmond

    Eastwood fits the Hanover or New Kent buyer who wants a production price with a production timeline, since it is the only large builder with depth in both counties. It fits the $400,000 to $600,000 single-family buyer who wants a little more exterior character than Ryan. And it fits the buyer who values the extended HVAC and flooring coverage.

    It does not fit the buyer who needs plan modifications, or the buyer for whom a high BBB complaint count is disqualifying regardless of the ratio to volume. In the $550,000 to $800,000 band, Main Street Homes and HHHunt are the comparison walks. Above that, Eagle Construction.
