Reading the price ladder

The $100,000-plus spread between Horton’s and Lennar’s single-family is mostly explained by size, section, and included features rather than build quality mystique. Horton’s product is its leaner-spec express lineup: smaller footprints, base finishes, refrigerator and blinds usually extra. Lennar’s Watermark homes are larger and carry its Everything’s Included package, appliances and blinds in the list price. Eastwood sits in the middle on price and, in our experience, wins the included-finish comparison at its tier, with its 1-2-10 warranty insured through Centricity plus a 5-year HVAC parts commitment, the strongest published warranty of the three. The right move is the same one we recommend at every multi-builder community: collect all three included-features sheets and compare price per equipped square foot, not from prices.

Amenities, fees, and the assessment question

The amenity package centers on the clubhouse, the Olympic-size pool, and Cosby’s Lake with its trail network. Before you write an offer, get two numbers in writing from the sales office: the HOA dues for your specific product (townhome and single-family fees differ, and published figures vary by section), and whether your lot sits in any community development authority or special assessment district. Several large Chesterfield master plans fund infrastructure through assessments that appear on the tax bill rather than the HOA statement, and similar districts have added several hundred dollars a year in this corridor. Neither number is a reason to walk away; both are numbers you want before, not after.

Schools and location

The location trade is central Chesterfield convenience: Route 288 and Chippenham access puts most of the county’s employment within 25 minutes, downtown Richmond runs about 20 to 25 minutes, and you are ten minutes from the Iron Bridge and Courthouse Road retail corridors. Against the Moseley communities like Magnolia Green and Harpers Mill, Watermark trades the Cosby school pipeline and newer-suburb polish for shorter commutes and lower entry prices.
