Lennar in Richmond VA: Communities, Prices, Everything’s Included, and Buyer Reviews (2026)

Lennar closed 187 homes in the Richmond region in 2025 worth $89.1 million, which makes it the seventh-largest builder here and the smallest of the three national public companies (Ryan, D.R. Horton, Lennar) competing for the same first-time and move-up buyer. Lennar’s pitch is “Everything’s Included”: the upgrades other builders sell in the design center are baked into the price. Whether that is a good deal depends on which upgrades you would have bought anyway.

Lennar’s Richmond footprint is Chesterfield plus two infill sites. Three of the five communities are in the Cosby or L.C. Bird high school zones, and Harpers Mill alone accounts for three product lines. There is nothing in Hanover, Goochland, Powhatan, or the West End. If you want Lennar, you are mostly choosing between Harpers Mill and FoxCreek, and both of those communities also have Ryan, D.R. Horton, or HHHunt building nearby, which is good for you.

How Everything’s Included actually prices out

Lennar does not run a design center. Each community has one included finish package: typically quartz counters, stainless appliances including the refrigerator, LVP on the main floor, a smart thermostat and keyless entry, and blinds. You pick an elevation and a lot, and the price on the sign is close to the price at closing. Ryan, by contrast, sells a base home and then sells you $25,000 to $60,000 in the design center.

The honest comparison is the final contract price for the same square footage, not the from price. In Watermark, where Lennar, Eastwood, and D.R. Horton all build, a Lennar single-family from $467,990 and an Eastwood from $399,990 can land within $20,000 of each other once the Eastwood buyer adds the refrigerator, blinds, and counter upgrade. Lennar wins for the buyer who would have bought those upgrades and does not want to make 150 decisions. Lennar loses for the buyer who wanted the base finish and the lower payment, because there is no base finish to buy. Incentives: the Own Your Dream events

Lennar runs national sales events rather than standing credits. The May 2026 Own Your Dream event in Richmond advertised up to $50,000 in price reductions plus up to $20,000 in closing costs with Lennar Mortgage on homes that closed by June 30. Those events recur roughly quarterly and apply to standing inventory. NewHomeSource flagged price reductions at Harpers Mill Executive and Creekside Run in August 2026 outside any event.

The closing-cost portion requires Lennar Mortgage. The price reduction does not. That matters: a buyer with a strong outside lender can take the price cut, skip the closing credit, and still come out ahead if the outside rate is a quarter point better. Lennar also offers an Opendoor trade-in path for buyers with a home to sell, which is convenient and usually nets less than a listed sale.

The Lennar warranty

Lennar publishes a standard 1-2-10 on its warranty page: one year workmanship, two years on electrical, plumbing, and HVAC systems, ten years structural. It is builder-administered and the page does not state whether it is insured or transferable. Ask both questions at contract. What Lennar buyers say (with links)

Lennar is one of two Richmond builders with a review source filtered to local buyers, which is worth more than any national score.

Our read: the local reviews are mid-3s, which is typical for a national production builder and better than Lennar’s national scores. The repeating Richmond complaint is closing-date pressure with open punch items. Lennar’s quarterly sales events create quarter-end closing targets, and buyers report being pushed to close before the list is done. The protection is contractual: do not close with open items unless the builder signs a written completion schedule, and hold the final walk within 48 hours of closing, not a week before. Who Lennar fits in Richmond

Lennar fits the buyer who wants a finished-feeling home with no design center, a predictable price, and a Chesterfield address in the Cosby zone. It fits the buyer who times a purchase to a sales event and can close inside the window. It fits the relocating buyer who needs the refrigerator and blinds on day one.
