    Virginia Center Commons is Richmond’s clearest look at what happens when a dead mall becomes a neighborhood. On the former mall site off I-95 at Virginia Center Parkway in northern Henrico, Stanley Martin is building the Village at Virginia Center: 361 homes, condos from $319,090 and townhomes from $399,990, next to the county’s Henrico Sports and Events Center, which took over the old Sears end of the property. As of mid-2025 roughly 31 of the 361 had sold, so this community is early, and early has consequences a buyer should price in.

    What you are actually buying into

    The pitch is location arithmetic: I-95 on-ramp within sight, downtown Richmond about 15 minutes, the airport about 20, and a 185,000 square foot county sports and events complex as your anchor neighbor instead of a vacant mall. The complex drives restaurant and retail reinvestment along the Brook Road corridor, and it also drives event-day traffic, which residents feel on tournament weekends. The rest of the mall property redevelops in stages around the homes, so expect construction as a neighbor for years, with the payoff coming as the district fills in. This is the buy-the-block-early trade: the entry price under $320,000 for new construction inside Henrico exists because the block is not finished.

    A community 10 percent sold cuts both ways. In your favor: maximum selection, and Stanley Martin cut prices at Virginia Center in August 2026, which tells you the builder is motivated and inventory homes have room to negotiate. Against you: an HOA that will be builder-controlled for years, amenities and streetscapes delivered on the builder’s schedule, and resale comps that will be set by the builder’s own new pricing until build-out.
