Richmond prices are from the Central Virginia Regional MLS Q2 2026 report. Tax rates are from the Tax Foundation pages for Colorado and Virginia, the Virginia Tax rate schedule, and Henrico County. Commutes are from Census QuickFacts for Denver, Richmond, and Henrico. The drive is from Rome2Rio, and flights are from Southwest and FlightConnections. The two markets report on different calendars, so this compares August with a spring quarter.
What a Denver budget buys in Richmond
Start with detached homes, because that is where the gap is. DMAR’s August 2026 detached median was $649,500. The Richmond metro single-family median in Q2 2026 was $455,000. That is $194,500 less, or about 30% (455,000 divided by 649,500 is 0.70). Carry a $649,500 budget east and you are shopping well above the middle of the market in Henrico and Chesterfield, close to the tier we cover in our guide to Richmond homes at $750,000 and up.
Condos and townhomes are a different story. Denver’s attached median was $370,000 in August 2026, down 4.87% from a year earlier. Richmond’s condo and townhome median was $375,000 in Q2 2026. No discount there. If you own a condo in Capitol Hill or a townhome in Aurora, you are trading roughly even, and the reason to move has to be something other than price. Here is a worked equity example. The mortgage balance and the selling cost percentage are assumptions, so swap in your own.
- Sale price at the Denver detached median is $649,500.
- Selling costs at an assumed 6% are 649,500 x 0.06 = $38,970.
- An assumed remaining mortgage is $300,000.
- Net proceeds are 649,500 minus 38,970 minus 300,000 = $310,530.
- A 20% down payment on a $455,000 Richmond home is $91,000, which leaves $219,530 in cash.
- Put all $310,530 down instead and the loan is 455,000 minus 310,530 = $144,470.
Richmond is tighter than Denver right now. Homes averaged 23 days on market in Q2 2026 with 1.8 months of supply, and sellers received 100.9% of original list price. Taxes and recurring costs
Colorado property tax is lower than Virginia’s. Plainly. The Tax Foundation lists Colorado’s effective rate on owner-occupied housing at 0.50% and Virginia’s at 0.78%. On a $450,000 home, 450,000 x 0.0050 = $2,250 a year in Colorado. Henrico County charges $0.83 per $100 of assessed value, so 4,500 x 0.83 = $3,735. Chesterfield at $0.89 is $4,005, Hanover at $0.81 is $3,645, and the City of Richmond at $1.20 is $5,400.
The cheaper house does not cancel that out. A $649,500 Denver home at the 0.50% statewide rate is about $3,248 a year. A $455,000 Henrico home is 4,550 x 0.83 = $3,776. You would pay roughly $529 more per year on a house that costs $194,500 less. Colorado bills swing with local mill levies (the Boulder County Assessor shows 2026 residential assessment rates of 7.05% for school levies and 6.8% for local government), so compare your own statement with our Richmond property tax rates by county.
State income tax also rises. Colorado’s rate is a flat 4.40% for 2026 per the Tax Foundation, and the Colorado Department of Revenue guide shows 4.4% for 2025 after 4.25% for 2024. Under TABOR, surplus state revenue can fund a temporary rate cut or a sales tax refund. Virginia has nothing like it. Virginia’s schedule is $720 plus 5.75% of taxable income over $17,000. On $150,000 of taxable income, Colorado is 150,000 x 0.044 = $6,600. Virginia is 720 + (133,000 x 0.0575) = $8,367.50, or $1,767.50 more per year. The states define taxable income differently, so treat this as rough and ask a CPA.
Then the car tax. Colorado’s specific ownership tax tapers fast: 2.1% of taxable value (85% of MSRP) in year one, 0.45% in years five through nine. On a $50,000 MSRP vehicle that is $892.50 in year one and 42,500 x 0.0045 = $191.25 in year five. Henrico charges $3.35 per $100 of the vehicle’s assessed value every year. A car assessed at $30,000 is 300 x 3.35 = $1,005 before any relief the county applies. It arrives as a separate bill, and it is annoying. What you give up
The mountains. Shenandoah National Park’s Rockfish Gap entrance is off I-64 west at exit 99, and Waynesboro, just past it, is 94.1 miles and about 1 hour 38 minutes from Richmond. The Blue Ridge is green and rolling. It is not the Front Range, there is no I-70 ski corridor, and ski trips become flights. Richmond’s trade is water: the James River Park System is 600 acres along the river inside the city, and Virginia Beach is 106.5 miles east, about 1 hour 56 minutes.
You also give up dry air. Denver sits at 5,280 feet in a semi-arid climate with about 3,100 hours of sunshine a year. Richmond sits at 213 feet, averages 74.8% relative humidity in July, and reaches 90 degrees on about 43 days a year. The “300 days of sunshine” line was always marketing (NOAA’s long-run averages give Denver 115 clear days a year, and 270 counting partly cloudy ones, per FOX31), but August air here feels like a wet towel, and spring tree pollen coats cars yellow.
Denver International is a United hub. RIC is a nine-carrier airport, and many trips west will connect. Pro sports shrink from the Broncos, Nuggets, Avalanche, Rockies, and Rapids to Double-A baseball and lower-division soccer. RTD light rail has no Richmond counterpart. GRTC runs buses and one rapid line, the Pulse, along Broad Street. Nearly everyone drives.
Aerospace careers are hard to carry over. Richmond’s large employers are in finance, health care, energy, and state government: Capital One, Dominion Energy, VCU Health, Altria, CarMax. Remote workers keeping Denver hours should know that Eastern time is two hours ahead, so an 8 to 5 Mountain schedule runs 10 to 7 here. Where Denver movers should look first
The Fan
If you live in Capitol Hill, Congress Park, or the older blocks of the Highlands, start with the Fan District. The housing is early-1900s brick rowhouses on narrow lots with alley or street parking and restaurants within a walk. It is inside the City of Richmond, so budget the $1.20 rate: $5,400 a year on a $450,000 assessment. Homes are zoned to Richmond Public Schools, and you can look up any school on the Virginia Department of Education School Quality Profiles.
Scott’s Addition and Manchester
RiNo and LoHi condo owners will recognize Scott’s Addition and Manchester: converted warehouses, newer mid-rise condos, breweries on the block, and short drives to downtown offices. The anchor is the metro condo and townhome median of $375,000, against Denver’s $370,000. Manchester sits on the south bank of the James, so check the flood map on any building near the river.
Short Pump and Glen Allen
Highlands Ranch, Centennial, and Parker owners who want a newer house, an HOA pool, and a two-car garage should tour Short Pump and Glen Allen in western Henrico County. Most subdivisions date from the 1990s forward, retail lines West Broad Street, and I-64, I-295, and Route 288 handle the commute. The anchor is the $455,000 single-family median at Henrico’s $0.83 rate, or $3,735 a year at $450,000. Homes feed Henrico County Public Schools.
Midlothian
Littleton, Arvada, and Lakewood owners used to a yard and an established subdivision should look at Midlothian in Chesterfield County. Lots run larger than in western Henrico, the trees are mature hardwoods, and the housing ranges from 1980s colonials to new master-planned sections. Route 288 and the tolled Powhite Parkway carry most commuters. Chesterfield’s rate is $0.89, so $4,005 a year at $450,000. Boulder owners should know that nothing here matches Boulder’s pricing or its trail access.
Getting back to Denver
Fly. Southwest lists one nonstop a day from Denver to Richmond, averaging 3 hours 11 minutes over 1,482 miles, and FlightConnections shows United on the route too, with the westbound leg at about 3 hours 45 minutes. Frontier added a twice-weekly Denver to Richmond nonstop in October 2025, but its last scheduled flight on the route was in early September 2026 and it is not on Richmond International’s current nonstop list. Book United or Southwest instead.
The drive is 1,654 miles and about 27 hours of wheel time per Rome2Rio. Plan on three days. There is no direct train. Amtrak’s California Zephyr runs daily from Denver to Chicago, and the daily Floridian runs from Chicago through Washington to Richmond Staples Mill Road (RVR). Rome2Rio puts the combined trip at roughly 42 hours.
How to buy in Richmond from Denver

- Plan a 2 to 3 day house-hunting trip. The nonstops make a Friday to Sunday visit workable.
