Richmond American came in through the outer counties and is now pushing into Chesterfield at the $650,000 to $725,000 tier, where it competes with Main Street, Eastwood, and LifeStyle rather than Ryan. What you get in a Richmond American home
Richmond American’s pitch is the Home Gallery: a dedicated design center with complimentary personalization appointments, which it advertised at the Lake Margaret launch. The plans are a national catalog (the Seasons and Signature collections) with structural options and an unusually wide finish menu for a production builder. Elevations skew western suburban rather than Virginia traditional; walk Reserve at Summerford before you assume it will match the brick-front neighbors. Buyers praise the sales reps by name in nearly every local review.
The warranty: one year is documented, the rest is not
Richmond American’s Home Care site describes a one-year warranty that begins at closing, with a 30-day visit, a five-month call, and a 10-month visit for drywall and nail pops. The company’s own blog refers to “longer-term warranties on major structural items” without years. Third-party listing sites describe a 1-2-10 structure; we could not confirm that on any Richmond American page. Ask the sales office for the limited warranty document and confirm the systems and structural terms in writing. Richmond American’s affiliated lender is HomeAmerican Mortgage, with American Home Title for settlement, and its incentives follow the national-builder pattern: credits and rate promotions conditioned on the affiliate. The Lake Margaret launch advertised complimentary design-center personalization rather than a cash figure. Get the current incentive sheet in writing and an outside loan estimate; a Chesterfield buyer at $700,000 should compare a jumbo-adjacent conventional rate from two lenders before accepting any credit.
