    Magnolia Green Buyer’s Guide: Five Builders, Prices, Schools, and HOA Questions (2026)

    Magnolia Green is the largest master-planned community in Chesterfield County: roughly 2,000 acres off Otterdale Road in Moseley, planned for about 3,550 homes, with a Jack Nicklaus-designed 18-hole golf course, a five-pool aquatic center, eight lighted tennis courts, two pickleball courts, and a weekly farmers market. Five builders sell new homes here at the same time, from HHHunt townhomes at $418,950 to Schell Brothers estate homes from $804,900. No other Richmond community gives you that range inside one HOA, which is why buyers end up confused about which section is which.

    The practical effect of five builders in one community: the same lot size and square footage can cost $550,000 from Mungo and $820,000 from Schell two streets apart, with the difference in finish level, plan flexibility, and warranty.     How the builders differ inside the same gate

    HHHunt’s townhomes are the entry point and carry the strongest published warranty in the community (ten years, insured through PWSC, with 60-day and 11-month visits). Ryan’s Meridian section is the volume single-family option with the lowest base prices and the tightest option list. Mungo and CraftMaster sit in the middle: larger plans, more structural options, a Quality Builders Warranty third-party plan, and the 55+ Charleston Landing section with lawn care included. Schell Brothers is the top tier, semi-custom, with the incentive stack (Flex Cash plus Platinum Package) that can be worth $20,000 to $25,000 if you use Henlopen Mortgage.

    Warranty terms differ more than buyers expect. HHHunt publishes insured 1-2-10. Ryan markets 1-2-10 with binding arbitration.     Amenities and what they cost

    The aquatic center, tennis and pickleball complex, trails, and parks are HOA amenities. The golf course is a separate club with its own membership; HOA dues do not include golf. Magnolia Green does not publish its HOA assessment on the community website, and it varies by section (townhome sections carry an additional sub-association fee for exterior maintenance). Before you sign, get three numbers in writing from the builder: the master association annual dues, any sub-association dues for your section, and the current golf membership schedule if you want it.     Schools and commute

    Magnolia Green feeds Cosby High School, which is the reason a large share of buyers choose it. Elementary and middle assignments vary by section (Moseley Elementary and Deep Creek Middle for most, Tomahawk Creek Middle for some), and Chesterfield redraws lines as the western corridor grows, so confirm the current assignment for your specific lot with the county, not the sales office.     The commute is the trade-off. Otterdale Road to Hull Street to Powhite Parkway is 35 to 45 minutes to downtown at rush hour, and Hull Street between Magnolia Green and Route 288 is the most congested stretch in western Chesterfield. D.R. Horton’s planned 860-unit Sawmill Station and NVR’s proposed 950-unit Suncrest are both on the same Hull Street corridor, so assume it gets slower before the county’s road projects catch up.

    Lot selection inside Magnolia Green

    Three lot issues come up repeatedly here. First, golf-course lots carry premiums and also carry stray balls and early-morning mowers; walk the hole layout before you pay the premium. Second, the community’s western sections back to undeveloped land that is planned for future phases, so “wooded view” today can mean construction traffic in 2028.     Resale and the 2026 market

    With about 3,550 homes at build-out and five builders releasing new sections, Magnolia Green resale competes directly with new inventory for the next several years. That suppresses resale premiums in the short run and is a reason to negotiate hard on a new home here: the builder knows the resale across the street is the alternative. Buyers who plan to sell inside five years should favor sections that are closing out (Barrington, Qualla-style last-phase releases) over sections that just opened, because a closed-out section stops competing with its own builder.
