The Club at Viniterra’s course is open and operating, and the community sits beside the New Kent Winery, which does more for weekend life here than most amenity centers do. HOA dues in the RCI sections run $194 a month per current listings; other sections can differ, and golf membership is separate from HOA membership, so ask three questions in writing before contract: what your section’s dues are, what they cover, and what club membership costs if you want it. Living in New Kent: the honest trade

You are trading commute for land. Homesites here are measured in fractions of an acre to acres, not feet between houses, and the price per square foot beats comparable product in Chesterfield or Henrico. In exchange, most Richmond employment is 35 to 45 minutes west, groceries and services cluster near the Route 249 and 106 exits rather than at your entrance, and New Kent schools are a smaller district than the metro counties; students zone to New Kent Elementary, Middle, and High per current listings, which is worth confirming with the county since a single high school serves the county. Parts of New Kent are also USDA-eligible for zero-down financing; check the specific address on the USDA map, since eligibility follows census lines, not community entrances.
