Schell Brothers sold $91 million of homes in the Richmond region in 2025, eighth by dollar volume, on a unit count small enough to stay out of the top ten. That math means a high average price: Schell is a semi-custom builder whose Richmond communities start at $554,900 in Short Pump and run past $914,900 in Ashland, with most of its Chesterfield product between $659,000 and $804,900. It is a Delaware company that opened here in 2016, and it runs the most structured incentive program of any builder in the market. Understanding that program is worth $20,000 to $30,000 to a Schell buyer.

Two things stand out. Schell is the only semi-custom builder with active sections in all four of Chesterfield’s premium master-planned communities (Magnolia Green, RounTrey, Summer Lake, Harpers Mill) at once. And the price spread across the same plans is wide: the Montauk is $564,900 at NewMarket and part of a $799,900 package at Mosaic, because lot, HOA package, and section positioning drive Schell’s pricing as much as the house does. What you get in a Schell home

Schell’s plans are coastal-modern rather than Richmond-traditional: open stair halls, large rear windows, board-and-batten and shake elevations, and a design studio that lets you move interior walls within the structural grid. Buyers consistently describe the result as “custom feel with all of the options,” which is exactly the phrase on the Eagle Bend Google reviews. The trade is price per square foot, which runs above Main Street and HHHunt in the same communities, and above Eagle in most.

Schell also sells experience. Its Heartbeat portal gives buyers a live build timeline, photo updates, documents, and the warranty request queue in one place; Pro Builder named Schell Builder of the Year in 2023 largely for that software. It is a real convenience. It is not a warranty, and buyers sometimes conflate the two.

The incentive stack, decoded

Schell’s Richmond communities list three layers, and they stack. Flex Cash is $10,000 to $15,000 you can direct to a rate buydown, price, closing costs, or design studio credit. The Platinum Package is $10,000 more for using Henlopen Mortgage plus Schell’s preferred settlement attorney and title company. On top of those, specific communities run launch or closeout promotions: $20,000 at Hidden Rock and Summer Lake, up to $25,000 at Weatherbury and StillCroft, up to $30,000 at RounTrey Section 9, and a free gourmet kitchen package (valued by Schell at $12,560) at NewMarket in August 2026. Loyalty, referral, military, and first-responder programs add to that.

Read the fine print on the Platinum half. Henlopen Mortgage is a joint venture between Schell and loanDepot, so the $10,000 is the builder paying itself in part. The one Richmond BBB review on file is a buyer who wrote, “They promised a discount on loan, but now reneging on offer,” and Schell’s response was that the incentive was tied to using the preferred lender. Get the incentive sheet in writing with the lender condition spelled out, then get an outside loan estimate. A quarter point of rate over 30 years on a $700,000 loan is worth more than $10,000. The warranty Schell does not publish

Schell’s website does not post its warranty terms; the homeowner care pages route to the Heartbeat portal. In written responses to complaints, the company references a ten-year limited warranty against major structural defects and a one-year installation warranty on items like roofing. No two-year systems tier is documented anywhere public. For a builder selling $700,000 to $900,000 homes, that gap is notable; HHHunt, Eagle, and Mungo all publish insured 1-2-10 plans at lower price points. Ask the sales office for the warranty booklet at the first visit, and ask specifically whether plumbing, electrical, and HVAC distribution are covered in year two. What Schell buyers say (with links)

Our read: Richmond buyers rate Schell well (4.7 at Eagle Bend) and the complaints that exist are almost all from Delaware, where the company builds ten times the volume. The Richmond-specific risk is price: the “overpriced for the value” comment is the one to take seriously, and the way to test it is to walk a Main Street or HHHunt model in the same community at the same square footage and decide whether the Schell design premium is worth $100,000 to you.

Who Schell Brothers fits in Richmond

Schell fits the $650,000 to $950,000 buyer who wants plan flexibility and a modern elevation without a true custom timeline. It fits the buyer in Magnolia Green, RounTrey, or Summer Lake who has already decided on the community and wants the top finish tier there. It fits the buyer who will use the incentive stack and is comfortable with the lender condition. And it fits the landowner, since Branch Out is one of the few build-on-your-lot programs from a volume semi-custom builder in the region.
