Sadler Square Buyer’s Guide: Miller and Smith’s Only Richmond Community, Plan by Plan (2026)

Sadler Square is 130 single-family homes in the Short Pump area of Glen Allen, and it is the only place in Richmond you can buy from Miller and Smith, the 60-year-old Northern Virginia builder that entered this market with one community and put it in the metro’s tightest submarket. Four floor plans, base prices from $639,990 to $772,990, and an included-features sheet that reads a tier above what the national builders hand you at these prices. We walked the community, and this guide is built from the sheets the sales office gives buyers on site, not from listing portals.

All four plans were designed for this community rather than imported from the builder’s Northern Virginia catalog, and they run 4 to 5 bedrooms and 3 to 5 baths with optional lofts, bonus rooms, and additional bedroom and bath configurations. Two caveats straight from the price sheet: base prices exclude elevations, options, and upgrades, and quick move-in homes have listed near $900,000, so read the base numbers as the floor of the conversation, not the middle of it. What is actually included

This is where Sadler Square separates from the production builders nearby, and it is the part portals never show you. Per the community’s included-features sheet as of September 2026 (features are subject to change, so confirm against the current sheet before contract): the kitchen comes with a full Samsung stainless appliance package including the refrigerator, a 30-inch gas range, dishwasher, and vented microwave, plus granite counters and Marsh Birch cabinetry. Compare that with D.R. Horton a few miles away, where the refrigerator and blinds are typically extra. Interiors run 9-foot ceilings per plan, Shaw engineered oak hardwood through the foyer, kitchen, and powder room, oversized 5.25-inch base molding, and two-tone paint.

The construction spec is the more unusual part. Exteriors are James Hardie Statement Collection siding with stone or masonry veneer per plan and 30-year architectural shingles. Behind the siding: Huber Zip System wall sheathing, an open-web engineered floor system on Weyerhaeuser Edge Gold sheathing, and a mechanically ventilated, encapsulated crawl space with StegoCrawl wrap, which matters in Virginia humidity and is not standard at most builders in this price band. Energy items include R-49 ceiling insulation, R-19 walls, low-E vinyl windows, and an Aprilaire fresh air ventilation system. When we tell buyers to compare price per equipped square foot instead of list price, this sheet is the reason: a $640,000 base here carries items that cost real option money elsewhere.

Warranty and build process

Miller and Smith backs Sadler Square homes with a 10-year third-party HBW warranty program, with a 60-day and an 11-month warranty inspection built into the first year and three scheduled orientations before you close: pre-construction, pre-drywall, and a full pre-settlement walk. That is more written process than several of Richmond’s larger builders publish, and it answers the main objection to buying from a builder with no local track record. Get the warranty booklet itself in writing before deposit, since the marketing sheet names the program but not the coverage terms, and bring your own inspector to the pre-drywall and final walks anyway; our position on that does not change with the builder. The incentive fine print

The price sheet states that all incentives are contingent on using the seller’s preferred lender, loan officer, and title company. That is the same three-way condition NVR runs at Ryan Homes, and the same math applies: the incentive is only worth what the preferred lender’s rate and fees leave behind, and the title side deserves its own price check. Run the builder’s package against one outside loan estimate on the same day before treating any credit as savings. Location: the Short Pump premium, priced honestly

Sadler Square exists because West End land is nearly gone; only 1,273 lots were rezoned across the whole region in 2025, and Short Pump feels that squeeze first. The direct comparisons sit within a few minutes: Ryan’s Sadler Crest single-family in the low $700s, D.R. Against Sadler Crest, Miller and Smith’s pitch is the included spec and the contemporary, tighter-lot plans; Ryan answers with a known local warranty operation and its lender machine. School assignments in this fast-growing corner of Henrico have moved before, so confirm your lot’s current assignment with Henrico County Public Schools in writing before you contract, and ask the sales office for the HOA fee and what it covers in the same conversation, since the marketing sheets do not state it.

How to buy well here

  1. Price all four plans equipped, not at base. The included sheet does more work at $639,990 than at $772,990, where you should cross-shop Ryan’s Sadler Crest and resale.
  2. Ask for Northern Virginia references. Miller and Smith has no Richmond closings to check yet, and a 60-year-old builder can produce one-year-old homeowners on request.
  3. Get the HBW warranty booklet, the HOA budget, and the current included-features sheet attached to your contract, since features are stated as subject to change.
  4. Test the incentive against an outside lender and an outside title quote before crediting it as savings.
