Ryan Homes closed 961 homes in Richmond in 2025. Eastwood Homes closed 247 and was named Richmond and Virginia Builder of the Year in 2026. Both are production builders selling single-family and townhomes from the low $300s to the $700s, and for a decade they competed on the same streets in Mechanicsville. That overlap is gone: both closed out Honey Meadows, and Ryan sold its last Giles lots in 2023. In August 2026 the two builders barely share a county. The comparison is now about which builder is where, and what the warranty covers once you move in.

The practical read: if you are shopping Hanover, Goochland, or New Kent, the question answers itself, because Ryan is not there. If you are shopping the outer counties south and east, Eastwood is mostly not there. The real contest is Chesterfield and Henrico, where both have six to nine communities and the price bands overlap from the mid $300s to the mid $500s. How to compare them when they are not on the same street

Pick one plan size, about 2,400 square feet, and ask each sales office for the same four things: the base price, the included-spec sheet, the option price list, and the lot premium schedule. Then build the same house on paper at both: quartz counters, tile backsplash, refrigerator, covered rear porch. In our experience Eastwood’s base price runs higher and its option price list runs lower, so the two converge once they are specified equally. What does not converge is the warranty and the county.

Two Chesterfield pairings make a fair test. Ryan’s Cloverleigh single-family (from $489,990, Midlothian) against Eastwood’s Cottages at Millwood (from $459,990, Midlothian) for a mid-$500s finished home. And Ryan’s Fairways Ranch 55+ (from $389,990) against Eastwood’s Lake Margaret 55+ (from $648,990), which is not a price match but shows how differently the two builders position active-adult product.

Warranty: Eastwood’s extras are the real difference

Both builders carry the standard one year workmanship, two years systems, ten years structural. Eastwood adds five years of HVAC parts, five years on siding, tubs, and flooring, and a 50-year window seal warranty for the original owner, all published on its FAQ page. Eastwood’s structural coverage is administered by Centricity, a third party. Ryan’s is administered by Ryan, and Ryan’s booklet carries a binding arbitration clause.

Put a dollar figure on it. An HVAC compressor failure in year four runs $1,500 to $3,000 in parts. A failed LVP seam or a cracked tub in year three is $800 to $2,500. On a Ryan home those are yours. On an Eastwood home they are claims. If the two builders’ final prices land within $10,000 of each other on the same plan size, the Eastwood warranty is worth more than the gap for a buyer who plans to stay five years. Lender tie: both have one, Eastwood’s is looser

Ryan’s closing-cost credit requires NVR Mortgage and NVR Settlement Services, and in Richmond it has typically run $5,000 to $10,000 on to-be-builts. Eastwood’s credit requires Sabal Mortgage and is larger ($15,000 to $20,000) but applies only to select quick move-in homes. So a to-be-built buyer gets a smaller credit from Ryan and usually none from Eastwood; an inventory buyer can get a much larger credit from Eastwood. What buyers report

Ryan’s independent reviews are poor across every platform (1.17 on the Richmond BBB, 1.8 on ConsumerAffairs), with the consistent theme of warranty follow-through. Eastwood’s are better on average (4.3 on Reviews.io across 361) but its Richmond BBB file shows 40 complaints in three years against Ryan’s 102 reviews, and Eastwood closes a quarter of Ryan’s volume. Per home closed, the two are closer than the star ratings suggest. The recurring Eastwood complaint is thin walls and slow warranty response; the recurring Ryan complaint is being rushed to closing and warranty denial. Is Eastwood better than Ryan Homes? Eastwood publishes a longer warranty (five-year HVAC parts and flooring, 50-year window seal on top of 1-2-10), won Richmond and Virginia Builder of the Year in 2026, and rates higher on review sites. Ryan has lower entry prices, more condo inventory, and faster build timelines. They no longer build in the same Richmond community.

Is Ryan Homes cheaper than Eastwood? Ryan’s entry price is lower ($234,990 versus $349,990) and its base prices run lower at comparable plan sizes. Eastwood’s upgrade price list is lower, so equally specified homes converge.

Do Ryan and Eastwood build in the same Richmond neighborhoods? Not as of August 2026. Honey Meadows in Mechanicsville was the last shared community and both builders have closed out there. Ryan sold its final Giles lots in 2023. Eastwood competes with Lennar and D.R. Horton at Watermark, not Ryan.

Which warranty is better, Ryan or Eastwood? Eastwood’s. Both are 1-2-10, but Eastwood adds five years on HVAC parts, siding, tubs, and flooring, and a 50-year window seal for the original owner, administered by Centricity. Ryan’s is builder-administered with binding arbitration.

Does Ryan Homes build in Hanover County? Not currently. Ryan’s Hanover page shows no active communities; Giles sold out in 2023 and Honey Meadows has closed out. Eastwood has three active Hanover communities: McGhee’s Outlook, Rock Creek, and Hickory Grove.
