If you’re moving to Richmond from Raleigh, expect near price parity with a small discount. Wake County’s median sale price was $460,000 in August 2026 (Doorify MLS), against $434,050 across the Richmond metro in Q2 2026, a gap of $25,950. Real estate tax on a $450,000 house drops about $356 a year in Henrico County. State income tax goes the other way, from North Carolina’s flat 3.99% to Virginia’s 5.75% top rate.

What a Triangle budget buys in Richmond
The two metros price within a few percent of each other. The periods differ, so treat the $25,950 gap as approximate. Wake County’s median fell 5.2% from $485,000 in August 2025 while Richmond’s rose 1.0%. The lines are converging.
At $425,000, close to Redfin’s August 2026 medians for the city of Raleigh ($422,221) and Durham ($424,719), you’re $9,050 under the Richmond metro median and $50,000 over the condo and townhome median of $375,000. That covers most resale townhomes and many older single-family houses in Henrico and Chesterfield.
At $460,000, the Wake County median, you’re $5,000 above Richmond’s single-family median of $455,000. Same money, similar house.
At $570,000, Orange County’s August median and a fair proxy for Chapel Hill, you’re $115,000 above the Richmond single-family median. Newer construction in Short Pump, Glen Allen, and Midlothian opens up in that range. Our Richmond cost of living breakdown covers the monthly side.
A worked equity example: you sell a Wake County house at $460,000, owe $250,000, and assume 6% in selling costs.
- Selling costs: $460,000 x 0.06 = $27,600
- Net proceeds: $460,000 minus $250,000 minus $27,600 = $182,400
- Richmond purchase at $434,050 with all proceeds down: $434,050 minus $182,400 = a $251,650 loan
Your loan balance barely moves. This is a lateral move on price, and anyone calling it a big discount is working from old numbers.
The bigger adjustment is pace. You’d sell in a market with 3.5 months of supply where sellers got 96.1% of original list price, and buy in one with 1.8 months of supply where buyers paid 100.9% of list. Taxes and recurring costs
Property tax first. Wake County’s 2026 rate is $0.5371 per $100 and the City of Raleigh adds $0.3720, for a combined $0.9091. On a $450,000 assessed value that’s 4,500 x 0.9091 = $4,090.95. Cary’s combined $0.9046 gives $4,070.70, Apex’s $0.9106 gives $4,097.70, and the City of Durham’s $1.0163 gives $4,573.35.
Henrico at $0.83 is $3,735, saving $355.95 a year against Raleigh. Hanover is $3,645. Chesterfield at $4,005 is about even with Raleigh and Cary. Richmond City at $1.20 is $5,400, or $1,309.05 more than Raleigh. If you want a city address, budget for that.
Income tax is where Virginia costs you more. North Carolina’s flat rate is 3.99% for 2026. Virginia charges 2% on the first $3,000 of taxable income, 3% to $5,000, 5% to $17,000, and 5.75% above that. On $150,000 of taxable income, North Carolina takes 150,000 x 0.0399 = $5,985. Virginia takes $60 + $60 + $600 + (133,000 x 0.0575 = $7,647.50) = $8,367.50. That’s $2,382.50 more per year. Virginia’s standard deduction is also smaller ($17,500 married filing jointly against $25,500), so the real gap runs wider.
You already pay vehicle property tax in North Carolina, so the car tax isn’t a new idea. The rate is. Wake County taxes vehicles at the same combined rate as real estate, so a $30,000 car in Raleigh costs 300 x 0.9091 = $272.73. Henrico charges $3.35 per $100, so the same car at the full rate is 300 x 3.35 = $1,005. State car tax relief may trim that bill and we haven’t factored it in. It’s an annoying line item either way.
For a household with $150,000 of taxable income, a $450,000 house, and one $30,000 car moving from Raleigh to Henrico: $2,382.50 more income tax, $355.95 less real estate tax, $732.27 more car tax. Net, about $2,759 more per year in Virginia.
What you give up
Tech and life-science job depth. Research Triangle Park covers 7,000 acres with more than 385 companies and over 55,000 employees, including IBM, Cisco, Lenovo, Fidelity Investments, RTI International, GlaxoSmithKline, Bayer, BASF, and Syngenta. Richmond’s largest employers are Capital One (14,000 local employees), VCU Health (13,500), HCA Virginia (11,200), and Bon Secours (8,516), followed by VCU, Dominion Energy, Amazon, Truist, Altria, and the Federal Reserve Bank of Richmond. That’s finance, health care, energy, and government. If you work in biotech R&D or enterprise software and your job isn’t remote, your next job search will be thinner here than in Durham or Morrisville.
The airport shrinks. RDU lists nonstops to London, Paris, Frankfurt, Dublin, and Reykjavik. RIC’s only international nonstop is Bermuda. Long trips from Richmond usually start with a connection.
You lose the lower income tax rate, which has dropped every year since 2022, from 4.99% to 3.99%. You lose the cheaper car tax.
No NHL. No ACC campus down the road. Richmond has minor league baseball, lower-division pro soccer, and VCU and University of Richmond basketball, and that’s the list.
You also give up a buyer-leaning market. With 1.8 months of supply, inspection concessions are smaller and well-priced houses can still draw more than one offer in the first week. After shopping in Wake County this year, that will feel like going backward.
Where Raleigh movers should look first
Short Pump and Glen Allen for Cary and Apex buyers
If you own in a planned subdivision off NC-55 or Davis Drive, western Henrico will feel familiar in layout: subdivisions from the 1990s onward, community pools, retail along West Broad Street, and the Innsbrook office parks. I-64 and I-295 carry the commute, and Henrico’s mean travel time to work is 22.6 minutes. Newer houses here generally list above the $455,000 metro single-family median. Midlothian for Holly Springs, Fuquay-Varina, and Wake Forest buyers
Western Chesterfield has most of the metro’s master-planned communities and active new construction, with larger lots than western Henrico at a given price. The tradeoff is drive time. Chesterfield’s mean commute is 26.4 minutes, and Route 288 and the Powhite Parkway, a toll road, carry most of it. A $450,000 house costs $4,005 a year in real estate tax. The Fan for Oakwood, Five Points, and Trinity Park buyers
If you live in one of Raleigh’s or Durham’s pre-war neighborhoods, the Fan is the closest match in housing stock, and there’s far more of it: blocks of attached brick rowhouses from the early 1900s, alley access, street parking, and restaurants within walking distance. Lots are small. Renovation quality varies house to house. The city’s $1.20 rate means $5,400 a year on $450,000. Start with our Fan District guide.
Hanover County for Hillsborough, Pittsboro, and northern Wake buyers
Mechanicsville and Ashland offer acreage, well and septic properties, and the lowest rate of the four core localities at $0.81 ($3,645 on $450,000). Inventory is thin, so expect to wait for the right listing. I-95 and I-295 handle the commute. Details are in the Hanover County guide.
Getting back to Raleigh
Drive. It’s about 155 miles and roughly 2 hours 50 minutes: I-95 south to Petersburg, I-85 south to Henderson, then US-1 into Raleigh. Durham is simpler, since I-85 runs straight there. I-95 between Richmond and Petersburg backs up on Friday afternoons.
Amtrak’s Carolinian runs once a day each way. Under the timetable effective September 18, 2026, train 79 leaves Richmond Staples Mill Road at 3:24 p.m. and reaches Raleigh Union Station at 7:07 p.m., Cary at 7:28, and Durham at 7:53. Northbound train 80 leaves Raleigh in the morning and reaches Staples Mill Road about 3 hours 50 minutes later, slower than driving. Amtrak posted service adjustments for August 31 to October 8, 2026, so confirm times on Amtrak’s Carolinian page. The Floridian also stops in both cities daily.
The S-Line project would restore the direct rail line between Raleigh and Petersburg for trains up to 110 mph, and the Virginia Passenger Rail Authority says it would save over an hour. Only the 18-mile Raleigh to Wake Forest segment is fully funded, through a $1.09 billion federal grant, per NCDOT. Neither agency has published an opening date for the full 162 miles. Don’t plan around it.
Flights aren’t an option. Neither airport’s nonstop list includes the other.
How to buy in Richmond from Raleigh
- Get pre-approved with a lender licensed in Virginia. Your North Carolina loan officer may not be, and a Richmond listing agent will check the letter.
- Unlearn the due diligence fee. North Carolina buyers pay the seller a nonrefundable fee for an inspection window. Virginia contracts use an earnest money deposit held in escrow plus a home inspection contingency with a set number of days to negotiate or walk. - Narrow by video. We walk houses on live video and show what listing media skips: road noise, the neighboring lot, the crawl space.
- Make one 2 to 3 day trip. At under three hours each way you can leave Friday morning and be home Sunday. Single-family houses average 18 days on market, so be ready to write an offer during the trip.

Is Richmond VA cheaper than Raleigh NC? Slightly, on house prices. The Richmond metro median was $434,050 in Q2 2026 and Wake County’s was $460,000 in August 2026, a gap of about $26,000. Real estate tax is lower in Henrico and Hanover than in Raleigh, but Virginia’s income tax and car tax are higher.
How far is Richmond from Raleigh? About 155 miles by road, roughly 2 hours 50 minutes without traffic. The usual route is US-1 north from Raleigh to Henderson, I-85 north to Petersburg, then I-95 north into Richmond. From Durham, I-85 runs the whole way to Petersburg.
Is there a direct flight from Richmond to Raleigh? No. As of September 2026, RDU’s nonstop destination list does not include Richmond, and RIC’s list does not include Raleigh-Durham. With the drive under three hours, nearly everyone drives or takes Amtrak instead of connecting through a hub.
Are taxes higher in Virginia or North Carolina? Income tax is higher in Virginia: a 5.75% top rate on taxable income over $17,000, against North Carolina’s flat 3.99% in 2026. On $150,000 of taxable income that’s about $2,383 more per year. Real estate tax is lower in Henrico ($0.83 per $100) than in Raleigh ($0.9091).
Is there a train from Raleigh to Richmond? Yes. Amtrak’s Carolinian runs once daily each way between Raleigh Union Station and Richmond Staples Mill Road in about 3 hours 50 minutes, and the same train stops in Cary and Durham. Check Amtrak for current times, since schedules were adjusted in fall 2026.
