    Bacova in Short Pump: No Active Builders, a 74-Condo Approval, and Avenlea Coming Next Door (2026)

    Bacova comes up in nearly every Short Pump new-construction search, and nearly every search result about it is out of date. Here is the current picture: Bacova’s original phases are built out and trading as resale, no builder is actively selling new single-family homes inside the community as of August 2026, and the news that matters is what comes next, a newly approved 74-condo phase and, beside it, one of Henrico’s biggest future communities.     Bacova today: resale, with one approved phase coming

    Bacova was developed with HHHunt and Ryan Homes among its builders, including the Bacova Village 55+ section, and those homes now change hands as resale; listing sites still attribute the Village product to various builders, so check the deed record rather than the portal if provenance matters to you. The new development: in August 2026 Henrico approved a 74-condo phase at Bacova, with 20 of the units designated affordable for households earning 80 to 120 percent of area median income and a 1,200 square foot minimum unit size. The builder has not been named, and sales have not opened. Current listings zone the community to Kaechele Elementary, Short Pump Middle, and Deep Run High; confirm with Henrico schools, since assignments in this fast-growing corner get adjusted.

    The bigger story next door: Avenlea

    The land beside Bacova is slated for Avenlea, a roughly 1,600-home community planned by the Babcock and Liesfeld families’ development group, one of the largest residential projects in Henrico’s pipeline. Eagle Construction has purchased part of the project, and marketing describes it as coming soon without published pricing or a sales timeline. For a buyer set on this exact area but not in a hurry, Avenlea is the reason to get on interest lists now; first releases in West End communities have historically carried the best lot pricing. Regionally, only 1,273 lots were rezoned across the Richmond area in 2025 against roughly 4,000 a year from 2021 to 2024, per HBAR figures reported by Richmond BizSense, and the West End feels that squeeze first.
